I was concerned by low price and “guest house” in name, I have been caught out before by some cheaper bookings in Heathrow area. However!!! I cannot fault the value of my single ensuite room! Then to top it off the Italian restaurant below was amazing. I will definitely be using again.

Stayed here for one night when my flight was canceled.
10 mins from T5 on the bus or taxi.
Comfy bed and acceptable ensuite shower and toilet.
Great Italian restaurant on the premises.
The water pump for the shower and toilets was a bit noisy so bring some earplugs.
Would definitely stay again in the event of a cancelled flight or even the night before an early flight.
