Cute place to stay with a small balcony.

Venice is tricky to navigate but we found our apartment, it is a guest house, we never met an actual person on the front desk, it is a virtual reception, the two women we spoke to virtually were great and very helpful but it would be nice to have someone physically there. You come in front door, pick up your key and go up quite a steep staircase carrying all your luggage, we were fine but any elderly people etc would struggle. Our room was quite small, no view apart from wall across alleyway, very bold wallpaper. Facilities are only a kettle and coffee machine, no breakfast facilities on site but croissants and crackers are available in a tin, very limited space to store luggage etc. Bathroom ok, plenty of towels, soap etc provided and daily changes of towels if needed. Bed very uncomfortable. Great location but noisy both from outside and other rooms. Very handy to bars and restaurants and all the local sights. We did the walking tour (Walks-Italy), tour guide Francesa very knowledgable, also the boat tour to Murano, Burano and Torchello which wad very good.

Perfect stay at this hotel. Really clean and accommodating. We arrived way before our check in time and they had our room ready. Great location, a little hidden but it was walking distance to shopping area and the Doge’s Palace and St Mark’s basilica.

My first time in Venice so we had no expectations. There's no lift so you have to carry your bags up the stairs. Not handicap accessible. The room was nice, shutters make it nice and dark. Bed was extremely hard, not painful but almost. Not very quiet either. Lots of walking/talking traffic below your windows.

They do not clean the room, and when they do it very very poorly, they say that it is not a hotel.......it is a hostel at a good hotel price.........absolutely recommendable, the worst thing was the lack of cleaning of the room

The location is 30 minutes walk from Venezia s. Lucia which felt like quite the hike with the many stairs we had to go up and down and through the uneven pavement. The hotel itself was had nice vintage look, good for pictures. It was quiet, very clean inside and amenities were conveniently placed. I liked the heated towel holder. Don’t plug in your American blow drier or else you’ll destroy the electric system like I did and blow out the entire building’s electricity. The response time took a while when the lights were out but we still heard back and the problem was fixed within a couple of hours. Our room had a nice balcony. There wasn’t an elevator. There was one narrow flight of stairs up but it wasn’t too bad since we didn’t have terribly heavy luggage. The virtual front desk staff was very nice and helpful.

Lovely room, very good bed, great shower. Walking distance to everything including St. Mark’s Square (6 minutes) and water bus at Rialto (9 minutes). Christine at checkin especially helpful and welcoming. Demonstrated the room’s features. Loaner umbrella welcome during the only rain we had.

We loved the elaborate vibe of the room and the size. The light fixtures were not clean and the shower wasn’t super easy to use but the view was amazing and what ended up being our favorite restaurant was at the end of the street.

Beautifully situated in Venice! Very peaceful, very clean, and friendly staff! Joy with housekeeping was a gem and added plus! Would highly recommend to anyone unsure of where to stay! Thank you and Venice was unforgettable!

Easy remote check in with attendant on zoom. It was also nice we were given more coffee pods each day and extra coffee at the desk downstairs. Like many European guesthouses in Venice (and Greece too for that matter), you will be faced with stairs. This didn’t bother us. However this could be a super little property with a few changes.
1. The beds are rock hard…see the video if I can get it to load.
2. If the housekeeper had immediately responded to requests to get a bed topper or quilts and also pillows it could have more immediately helped the bed issue. Instead I woke up with a very bad back. Other recent reviews also mention the bed. It took all day on the second day of our stay to get an extra quilt to put under the bottom sheet. No extra pillows arrived.
3. The windows did not sound like they were soundproofed. We overcame this with good earplugs.
4. We stayed in room 1. This was immediately at the top of the stairs. Hence you hear everyone going in and out.
Would I stay again? No. The bed was the killer for me.

This property was great to stay at. There was normally not someone at the front desk, but it didn’t really matter. There was someone on Skype (I think that’s what is was) on a monitor in the check in areas, but she didn’t respond when we said hello to her. Not sure what happened. Other than that the hotel itself is in a central location. It’s very well located, although somewhat difficult to find in the alley it’s located on.

Fantastic location, pleasant room. The reception js unmanned but virtual for certain hours so be aware of that. Cojld have done with more bathroom supplies body was especially) but not a major issue. Location kinda trumps everything tbh.

Ideal setting, close to St Marks square and Rialto bridge. Clean, efficient checking in and out procedure, owners on hand for any problems.

Overal we had great stay. Only down side room was to cold, pillows need to be changed and bed was very hard. But do recommended

Lovely property, not far from rialto bridge & st Marks square but in a quiet location just off Campo Manin. Nice rooms, comfy beds & tea/coffee facilities along with a fridge in rooms. Check in is a bit strange, there is someone there sometimes but otherwise it’s a computer screen & check out time was quite early. Also no breakfast. Had a lovely stay & wouldn’t hesitate to return.

Property was a bit difficult to locate and there was quite a bit of early morning noise outside the bedroom windows from boats loading and unloading as it faced a canal loading dock

The room is spacious and clean, but the location is not very convenient if you have heavy luggages, you have to take crowded water bus to get to the closest pier and walk about 15mins and cross two bridges. The room is on the second floor with no lift.

This was a great property, very nice location. Our party used 4 rooms and all were very nicely appointed. The location was amazing, close to everything. Hotel is on a canal and gondola rides were available right outside the door, nice to watch and participate in.
There was a computer screen which hooked up to a receptionist most times during the day. No one usually at the front desk, however there was a buzz in system to get into the hotel via camera/microphone.
18 steep steps to get to all rooms. Only a loose cord on the wall, no railing which was hard for one guest.
AC provided but advised not to touch! Kept at 22 which was a bit warmer than we would have liked after walking around in the August heat all day. Refrigerator, espresso machine in room, and two rooms had a lovely canal view with a view to a square as well. Through the desk I hired a Porter service to get luggage to water taxi stop near the realto.
Pub right outside door, great pizza place and convenience store as well as souvenirs very close. Would stay here again.

We had a lovely room with a view of the canal. don’t let the exterior of the building put you off the interior was lovely and clean. A great location for exploring the city.

The hotel is right in the center of everything. The direct view on canal from our windows was a must. Charming room with everything you need. Very clean but no elevator so be aware when you have a lot of heavy luggage. Well we are in center of Venice after all. We would recommend this hotel if you want to be close to everything.

Sadly roaches found on bed... 3 to be exact but guessing there are more. Air conditioning does not work and they don't want you to touch it. Extra tax is not as hotels.com said. They ask for triple the amount which is not fair where the next place we stayed did it correctly and they were supposed to be same price tax to be taken.

I did not receive my check in code until late in the afternoon the day of my arrival, long after arrival. No front desk and no way to store luggage. I had to book another hotel and lost my $300 for this one, terrible service.
