Francesca the owner of this property is one of the most kind, welcoming and helpful people you'll ever meet. She is quick to communicate with easy instructions to her property and was kind enough to meet me right at the Vaporetto stop. She then assisted me with my luggage to the nearby apartment and checked me in quickly at the room. I will warn anyone to be aware that there is not an elevator at this property. I had not realized, which was not anyone's fault but my own. The room is very clean and comfortable for one traveler but may be tight for more. I would definitely recommend staying here.

This area was very quiet and felt safe. Easy to get to water bus and San Marco square. Room was small, but had everything we needed. Also Francesca is great! Very helpful and gave us a delicious restaurant recommendation.

Location great . Staff great , room was not described as per booking no terrace over looking garden or city . Very small room . Bathroom had an odour cold tap was not working at all when we got staff try to fix but after 10 mins was not working again and bathroom door jamming . Also parking in booking is fictional and not explaining actually how far away it is from accommodation, obviously it’s a city of canals but could of been a little clearer as boat ride cost us £18 each way and car parking was £90 for 2 nights , which I think should be explained before booking the accommodation
