This property offers an outstanding stay, combining an unbeatable location with exceptional hospitality and amenities. Situated in a prime area, the apartment sits just seconds away on foot from Edinburgh’s top tourist destinations, including Edinburgh Castle and the Royal Mile. The surrounding neighborhood is vibrant yet safe, even during late hours, and is packed with an array of dining options—many open late into the night—alongside popular brand-name shops, grocery stores, pharmacies, and classic pubs.
The accommodation itself is thoughtfully appointed with everything needed for a self-contained stay. The kitchen facilities are fully equipped with a stove, refrigerator, kettle, toaster, and microwave, as well as a comprehensive selection of dinnerware, glassware, and utensils. A welcoming touch was the complimentary supply of coffee, tea, sugar, milk, and biscuits provided upon arrival.
The property's staff are exceptionally warm, courteous, and attentive, providing 24/7 phone availability to assist with any needs promptly. Overall, this property provides an exceptionally comfortable, secure, and convenient base, and is thoroughly recommended for any traveler visiting the city.
Potential guests should be aware that the building does not have an elevator. Although i was a bit lucky to stay in the 2nd floor, not in any higher floors, it was still transporting luggage up and down the stairs quite challenging. Also, the bedroom layout is tightly configured, leaving minimal clearance between the bed and the wall, which made navigating the room uncomfortable. Additionally, the bathroom sink is exceptionally small and impractical for adult use, resulting in water splashing onto the surrounding floor with every use.
A major inconvenience during the initial part of the stay involved the apartment’s electronic lock system. While the provided access code worked seamlessly on the main building entrance, it failed repeatedly at the apartment door due to a keypad defect. As a result, the first two days required contacting support every time entry was needed so they could unlock the door remotely. The issue was eventually resolved when the team provided access via a mobile smartphone application, which functioned flawlessly for the remainder of the stay. While the resolution was appreciated, providing this digital application prior to arrival would have prevented considerable frustration and ensured a much smoother check-in process.
Overall, while the issues were eventually addressed, improvements to room ergonomics, fixture selection, and pre-arrival access management would greatly enhance the overall guest experience.

- The location is absolutely perfect !! 10/10
- view once you step outside and go right is fantastic
- bed is comfy
- very secure
- stayed in the red room apt2:
- room is “lived in “ rug needs replaced many stains
- room was very dusty
- windows didn’t open
- lighting - may as well not been there
- says a view from the room of a landmark / that was not true we were looking into a carpark
- earbuds on the bed was a worry however it wasn’t noisy at all

Great location since you can walk to Dean Village but also Arthur’s Seat so it was very central.
It was easy to check in with the instructions.
It was quiet at night with the windows shut.
It was very clean as well.
Honestly not a lot.
It was expensive however Edinburgh is known to be expensive especially during Fringe.

Location was very good, close to Princes Street, restaurants, pubs and shops, and the view of the Castle from the street outside the aparthotel was breathtaking. The bathroom was clean and seemed to have fairly new fittings. In fact, everything seemed quite new and freshly decorated. The refrigerator was spacious and actually worked very well (not always the case in hotel rooms). The towels were fluffy and soft and properly absorbent.
The bed was way too soft; I suffered backache every morning. The bottom sheet was flat, not fitted, and came away from the corners every night. Because the bed was enclosed on three sides, making up the bed every morning required a great deal of hard work on my part. The shower door was badly hung so would not close properly from the inside. After getting much water on the floor during my first shower, before having my second shower I got my husband out of bed, climbed in the shower and had him close the shower door from the outside. The first morning must have been bin collection day in the car park under our bedroom window, and even from 3 floors up and even though I wore excellent ear plugs, the noise kept me awake from 7 to 8 am. The door lock app we were advised to download did not work, so we had to memorize a 6-digit code to access all doors during our stay. And finally, before my stay I was supposed to receive a message asking me to provide my details and ID; however, this never arrived. I did however receive a "reminder" 24 hours before our arrival, which told me I would not be able to check into my room unless I provided information. I saw the message about two hours before our departure, but the link that I was instructed to click in that reminder had been disabled. In a panic, I phoned JOIVY, listened to the recording and selected the option indicating that my issue was URGENT; however, that made no difference and I had to wait until their offices opened before someone would answer the phone and help me. I find this appalling!
