The studio apartment was good base camp for exploring Kotor. The location is excellent, just a short walk away from the hustle and bustle of the old town, but peaceful enough to relax after a day of sightseeing.
Mirko (the host) was exceptionally friendly and helpful throughout our stay. He made us feel very welcome.
I would recommend this place to anyone visiting Kotor.

Great location and a nice, modern little unit, but a few significant issues let it down.
First, be careful when booking on Booking.com: the listing mixes the large, multi-bedroom upstairs apartments with the singular basement/underground units under the same listing, so don't be confused as they are completely different.
I stayed in one of the underground apartments. The kitchen area was very dirty and covered in grease when I arrived—I had to clean it myself, and even then, it was very hard to get all the baked-on gunk off the surfaces. There was also pink and black mold scum growing in the shower area, and the apartment overall smelt of mold. On top of that, the beds were very hard and not that comfortable.
Additionally, there is an extremely noisy air conditioning unit right outside the room, so if you want to sit outside, you'll be sitting right next to all that noise.
Overall, it's a nice unit in a good spot, but cleanliness and comfort definitely need improvement. Just be wary when booking.
