Thank you for looking at our bright spacious lil' efficiency condo at Gulfview

I.



It is located on the 2nd floor, there is an elevator though you are welcome to

walk. 2 flights of stairs.



An efficiency condo means that the kitchen/dining flow right into the bedroom

area - it is not separate. There is a nice queen bed for mom & dad, a pull out

couch for the kiddos, and we do provide an extra airbed if you. have a grumpy

teen coming along :) Max allowed is 5 people (yes a baby is a person!) as that

is max building HOA allows - sorry. no exceptions.



Gulfview I is a very clean, well maintained condo complex with private beach

access for all guests, a crystal clear/clean pool (not heated) as well as 2

heated outdoor Texas Sized jacuzzi tubs, one for family use and one adult

only. The beach is about 100 yards away. Very nice seaside grill at Holiday

Inn you can access as well for lunch and drinks.



One of the most popular amenities here is you can BBQ by the pool! There are

half a dozen BBQ pits (bring charcoal) located by pool with a covered patio

and seating/tables. Very hard to find on the Island



If it is gloomy out, there is an inside small community center where guests

can chat, play cards or board games, or do puzzles or simply read to get

outside.



The condo has a full sized fridge and stove, is fully equipped with

pots/pans/forks/plates/etc as well as microwave. There is unfortunately no

dishwasher here.



The patio has 2 chairs to watch the sunrise or sunset, and overlooks the

parking lot and Schlitterbahn waterpark which is now called Beach Park SPI. it

is walkable.

Gulfview I requires all guests to have HOA security wristbands. South Padre

Trips pre-collects this fee before your arrival for convenience: $25 per

person, fully refundable when you return both your wristbands and your parking

permit at checkout.



Please take a photo of them left in the unit at checkout — that photo is your

protection for the refund. During March and Easter week (Semana Santa / Holy

Week), the wristband fee is $35 per person and is non-refundable. Guests must

pay security directly in cash in March and during Easter on arrival may do so,

though the cash rate runs higher than what we pre-collect. This is a complex

HOA fee outside of our control — we want it fully disclosed before you book so

there are no surprises.



Please note: If you are NOT 25 years of age you must contact us prior to

booking for us to authorize the reservation as you will be subjected to

additional damage deposit and/or damage coverage protection, plan fees, as

well as additional stipulations, IF WE ACCEPT RESERVATION AT ALL.



Please contact us prior to making a reservation not after about these

stipulations above as we have a strict cancel policy. We are fully disclosing

this prior to booking and require all guests to read and agree to all house

rules as well as submit a e-sign rental agreement contract with a pic of your

photo ID to age verify. This is not optional.



We want to make you aware this is small efficiency condo and is not a true one

bedroom condo to ensure that proper expectations are met and you understand

this is a value priced budget space less than perfect



While the space is totally functional, it's just that it does not have a

bedroom as its own private room and kitchen / bed and the couch / TV one room.

Yes the bathroom of course has it's own space with a locking door.

Other things to note

The condo has WIFI by spectrum. Please note internet can be spotty on the

Island though we have the highest speed/quality available.

**Special Terms for Spring Break Dates: March 8 through March 23**

Main guest must be 25+ OR you are required to pay both the $500 refundable

damage deposit. This is per HOA requirements.
