(property has exterior cameras). The Space: This is a guest house on our property. It is very private and has a beautiful view of the Fresno River and the mountains. The bedroom is a large loft style bedroom with a king bed and two twin beds. There is a comfortable living room with games and game table, dining area and full kitchen. We provide starter coffee and tea for your stay. Guest Access: *Driveway/Parking area is shared with other units, no other space is shared *This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 6. *Please do not try to open locked doors or wonder into patios belonging to other units in the property. * Early checkin and Late check out must be a arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time *We do not alter our cancellation policy for instances of snow, rain, smoke from fires and closures to the national park. *Driveway/parking area is shared with second unit, no other space is shared. The Neighborhood: This guest house is on our property which is located on 35 acres and overlooks the river and mountains. Getting Around: You will want to have a car. Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations. Other Things to Note: Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed. The thermostat is set to allow you to set it to a minimum and maximum temperature. Should you need to exceed these temperature limits there are additional fees. Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June. Pack-n-play must be requested in advance. PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer will stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) that may be outside on he property during daytime hours, from time to time. Please purchase your travel insurance accordingly. Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fees to ship an item start at $50 and goes up depending on shipping cost. Interaction with Guests: We live on the property and are available in case of emergencies or other urgent matters. Otherwise you will have keyless entry and we will do most of our communication on the Airbnb app.
