Superb location. Very central with shops and a nice bakery very nearby.
House itself was clean and comfortable with a good amount of plates, cutlery etc.
The check in process and house rules. I didn’t appreciate having to send a random 3rd party a photo of my passport and a selfie. Yes this is mentioned in the rules of the booking but I feel they could be a lot more up front.
On top of this they also insisted on a £500 damage deposit. I would suggest if they don’t trust guests to this level they should reconsider if hosting is right for them.
Finally, I had to chase them for the door code on day of check in. Not ideal if you have to travel on the day.

Great communication from hosts throughout our stay and fantastic location. Lots of shops on your doorstep and not far to walk into town. Easy to access with lock box. 2 bathrooms and very spacious living room and kitchen area. Almost all the amenities needed for self catering a few days away. Iron, small ironing board and hairdryer also available. Keys to each room and good water showers in both bathrooms. Garden space which we didn't really use as was too cold. Very comfortable beds and easy check out. Not the cheapest place for the area, but suitable for groups. We were there for a wedding and stayed 3 nights. There was 5 of us and plenty of space for us all. WiFi is good and lots of options on the TV.
Room 1 (with the en suite) has a skylight right above the bed with is blinding in the morning. There is no cover or blind so it wakes you up when the sun rises (about 5am!) so found it very hard to sleep. Had use a make shift eye mask which wasn't ideal.
No sponge for washing up or corkscrew/bottle opener so had to go buy one. Not essential but it had everything else so thought this would be provided.
The living room and dining room space is very big but there is no dining room table to sit around and eat. There is a breakfast bar but there is plenty of space for a table for a big group to sit at.
Check out time is 11am but cleaners let themselves in about 10.50am which I've not seen happen before.
No coat hooks and both the lamps in the living room didn't work, even after changing the bulbs. The lights in the living room are very bright to have on in the evening. Fridge isn't very cold either. Sink in upstairs bathroom is not very big. Garden hasn't been maintained.
All not major issues but for the deposit paid and price per night, you expect some of these basic things to be adhered to.

There are 2 main things for which you pay the money at this location .
The position is central. This has some **, detailed at the negatives.
The space - it is a rather spations 3 bedroom house, more space than in a regular hotel, so I give them that.
While the position is central, the location is not great for a tourist. Not the worst, but also not great.
First, it is noisy - 2nd, if you come there by car you cannot park on the street in front of the house. It says on booking.com that there is parking available nearby, but that is loosely speaking. The closest available parking I could find was at the Cathedral Park, 4-5 minutes of walking. Not great, not terrible.
But there are worse things.
The location is not clean and it points towards getting run down.
I was not expecting spotless cleaning, because I could see in the pictures few things , but it is worse than that. The tiles on the bath have a dirt coating on them that will not clean with regular mopping. I found hair in the bed when I came so not sure if the sheets were changed before.
The run down part negatively surprises me, because otherwise the location seems to have a fresh and modern renovation, with art on the walls and things that look nice.
But the doors are flimsy, in the kitchen the furniture cover for the dishwasher was gone, some things in the bathroom as well.
This really turned me down as I was not expecting for it as the location is not on the cheap side, but costed more than 2 rooms at a 4* hotel, at the time.
Definitelly I am not going back there just for this, but this is not all.
They say on the fine print that they charge a deposit and that ”guests are required to show a photo identification and credit card upon check-in. ” - but this last part is only vaguelly how it happens. You are not requested to show your ID, but to send a copy of it to some third party app , and they take a selfie too and you have no control of their ask, if you do not agree that way of check-in you dont get to stay at the location and by the time you are in this position you cannot cancel with refund. There is no other way to check in by actually showing someone an ID.
This part right here is an abuse and for this reason I recommend against.
