Nice, modern rooms. Friendly owner. Central location in Sevan
Expect to hear the street traffic (car horns honking) in rooms facing the road. There is no air condition, open window might be the only option for colder air at night.

The owner, Armen, is engaging and helpful, communicating via Google translator. Provided advice about traveling around the region. Rooms are simple but clean and a good value.
There was an odor in the bathroom that the provided air freshener couldn't overcome.

Everything was perfect. Very welcoming host, great restaurant in nearby, very comfortable bed and equipment. Hotel is very flexible in terms of arrival and departure.
I would suggest improving some ventilation in the bathroom. It was tough to dry down towels
