Location. I really only needed a place to sleep while our choir was performing at Town Hall. So I didn't need anything fancy like buffet breakfasts, room service, or pool/gym. This room suited my needs.
The skirting boards were dusty and needed a clean.

A great location - just a few minutes walk to Wynyard Station, and the city train network. Very quiet, with super comfortable king-size bed, and the necessary amenities.
Window looked out on three facing sides of the building, so felt a little constrained.

Location was excellent, with access to Trams and Trains and Ferrys. The room was small but functional and contained a king size bed with extra pillows and top cover in the wardrobe.
The bed was basically against the wall one side which made it tricky to get in and out of.

Bathroom shower mould needs to be removed.
Noise of trains at 4.30 am was a disappointment.
