For £20 a night for a private bathroom where can you go wrong. It was clean enough and the bed was comfortable enough. The hotel is on a side street but not too far off the Promenade only a few minutes walk to the prom. Takes you about 15 to 20 minutes to walk to the tower. I would say it is about half way between the south and central pier so pretty good for walking in either direction (pleasure beach or tower/town). Friendly staff.

Cheap, close proximity to the beach and where I needed to be. Free on street parking outside the hotel subject to availability. Room and bathroom were clean and tidy.
I had issues on arrival with checking in; the electric doorbell doesn't work and they don't answer the phone number provided, so I almost gave up and went elsewhere. You have to knock on the door with the knocker firmly, and then someone came to the door to let me in. The woman at reception that let me in was friendly enough, but there was a lot of shouting going on between her and her partner in the back room which was pretty uncomfortable.
The area also doesn't feel the safest, with lots of characters floating about on the street
