It sits on the edge of the picturesque fishing village of Rose at the entrance to Boka Bay. The area is unbelievably peaceful and yet convenient for restaurants and shopping. I recommand this villa to enjoy your holidays in Montenegro

This is a modern, beautifully presented house with floor-to-ceiling windows and views over the sea. Three of the five bedrooms are full of light and make the most of the coastal aspect. They all have interesting artworks and plenty of storage space. The kitchen/living area is huge and comfortable and everything has been really well thought-through. We loved the terrace at the top and, although the 400 steps down to the village of Rose feel hard work on the way up, the climb is worth it for a dip in the sea and an ice cream on the jetty. There's also a small but useful minimarket in Rose and bigger supermarkets within 30 minutes' drive. The ferry trip over to Hercig Novi is fun and we enjoyed climbing around the fort there and watching all the people. Try to avoid going anywhere by car in July and August as the traffic often slows to a halt and tourist sites are very over-crowded. We found the beaches small and packed but useful for a quick swim. I could go on - it was a wonderful holiday!

We loved this wonderful property and agree with other reviews that the pictures do not do it justice. It has stunning views of evening sunsets, is well equipped and spacious so that our family of 6 (ages 17+) had space not to be on top of each other. There is plenty of outside areas to eat and sunbathe and the top terrace is incredible where we bbq'ed, ate and sunbathed. Although the pool is small it is deep so great to immerse yourself in to cool off. There is a small pebbly beach in Rose or larger ones 20 mins drive from the property.
If you are driving it is worth noting that the drive up to the villa has 2 tight turns which we managed but had to take it very slowly first time.
The property manager, Jules, is amazing and incredibly helpful and responsive and happy to answer all of my questions!
Rose, the small fishing village at the bottom of the hill is picturesque and has a lovely restaurant called Adriatic which serves delicious food and wonderful fresh fish.
(you can either choose to walk down the 400 steps - and back up - between the villa and village or drive down as there is plenty of parking)
There is also a boat from Rose to Herceg Novi (takes 15 mins) that is a larger town with more restaurant choices including Portofino in the beautiful white stone Old Town or Tri Lipe a short walk from the boat drop off.

We were family of 7 adults. We enjoyed our stay at this property , the view was breathe taking. The property itself is big and spacious and well equipped, the owner of the property Jules has been very helpful giving us a little guidance around where to shop etc.
I would say the photos of the property do not do justice as it is much more prettier in real. Defo recommend this property 👍

It has been a wonderful experience and we really enjoyed the house. The view is breath taking - every time of the day or night. The kitchen is well equipped and there is plenty of space to move and sit for 8 people. We went there end/out of season (September/October) so most of the restaurants were shut down, but it gives the little village a special charme. We used rented cars which I would recommend in this area. The drive up to the house is a bit adventurous, but manageable. 1 sleep room is open and above the kitchen/living area. 1 bathroom is just a toilet and 2 bathrooms are en suite. Bring your own music boxes, because there is no digital entertainment program (one simple tv without connection to Netflix etc) and no radio. Wifi in general worked perfect. Some mattress were a bit worn out. The water comes from a tank - so we had to be efficient with the water (just one quick shower per day/ person) - we were always a bit afraid that we run out of water, which was not so comfortable. But in general we enjoyed the stay :)

Our host Jules fast really fast to answer any questions via WhatsApp and the communication was seamless.
The view is just extraordinary- so is the entire house.
We did go to Kotor, Budva and so other places - for sure you need a car :-))
Overall just a beautiful holiday.

Perfect Escape
The Villa is great. One of the best equipped places we've stayed in. It is quite remote, but this, for us, was the main attraction. The view is SPECTCAULAR; you can easily spend hours just gazing over the stunning landscape. You definitely need a car and I would recommend an automatic!
The host, Jules was always on hand via whatsapp for any help / advice.
The little village of Rose is one of the most picturesque I've seen anywhere. Fantastic, relaxing stay. Thank you!

Short holiday in Montenegro
On the plus side: Very cozy and clean, with plenty of places to gather with your friends. The host was also very nice, responsive and careful.
A minor inconvenience could be the fact that not all the bedrooms had air conditioner, but is true that we've also been there when the temperatures were very high, 36-38 degrees Celsius.

La maison est juste sublime. Les espaces sont beaux et bien aménagés. La literie est bonne.
Le lieux est calme car isolé mais quelle magnifique maison. La piscine est petite mais elle offre ce qu’il faut pour se rafraîchir. La terrasse sur le toit est splendide et offre une vue incroyable.
La propriétaire est accueillante. Nous avons passé une magnifique semaine. ☀️

Spektakuläre Aussicht!
Das Haus ist der Wahnsinn! Genial auf dem Berg gelegen. Der Blick auf die Bucht ist unglaublich! Um in die nahe Umgebung zu kommen muss man sich entweder mit dem Auto bewegen oder eine Treppe in den kleinen Ort Rose benutzen (rund 450 Treppen) in Rose gibt es wenige Restaurants, jedoch ist das Örtchen malerisch. Man kommt einfach mit Miki und seinem wassertaxi nach Herceg novi beziehungsweise kann man private Überfahrten in die Umgebung buchen. Zum Einkaufen muss man in den etwa halbe Stunde entfernten HDL oder voli Markt fahren. Alles in allem ein Haus zum abschalten!
Ich würde es wieder buchen.

Juliane was an excellent host: she was in touch well before our trip and suggested a reliable firm for an airport transfer; while we were there, she helped to arrange boat taxis and responded quickly to all our enquiries. If you arrive, as we did, by ferry from Herceg Novi, we would recommend that you hire a car, even if you only use it to transfer your luggage to and from Rose harbour. The 400+ steps up to the property are a fitness challenge in and of themselves, but with suitcases they would be the ultimate test of stamina and strength! A car is also necessary to travel to the nearest shop (about 15 minutes drive away in Krasici, though you can also pop across to Herceg Novi on the Loros ferry, which costs just €4 return). Captain Miki, who pilots the ferry will also arrange a fantastic (half) day trip to the Blue Cave and a local beach, only accessible by boat.

Ein wunderbares Haus
Das Haus ist wirklich der toll. Wir haben uns vom ersten Augenblick an darin verliebt. Der Meerblick ist unbeschreiblich. Wir waren als Familie 9 Erwachsene und 1 Kleinkind für 9 Tage dort und haben es sehr genossen. Wer einen ruhigen Urlaub verbringen möchten, dem können wir das Haus nur empfehlen. Die Hausbesitzerin war sehr nett und jederzeit für uns erreichbar. Sollten wir wieder nach Montenegro fahren würden wir wieder das Haus buchen. Vielen Dank für den schönen Urlaub.

Perfect location
We were group of 9 people. We stayed there one week on June. Location was good, beautiful view, house was well equipped. . But in the village (Rose) there is no shop, so you need a car to buy food about 25 min away from villa. Villa was very beautiful but for us the only minus was that air conditioner were only in 2 rooms (one bed room and in the kitchen). In the other rooms there were fans, but still it was pretty hard to sleep because of the heat. So my recomendation would be- buy one AC more to downstairs rooms.
And if you buy olive oil form montenegro- then watch out- they sold us sunflower seed oil all the time ( we got only one proper olive oil from the supermarket).

We stayed at the house with a group of 8 friends and the house was just perfect. It has a great view over the bay. You can walk down the hill to Rose (a very lovely little town) in only a few minutes. The living room/dining/kitchen area is very good equiped and perfect for 10 people. The owner is always reachable to help; we really enjoyed the stay. Thanks again

Lovely villa in beautiful picture perfect Rose.
This was a wonderful villa with the most beautiful views. Very comfortable space including several terraces in both the sun and the shade. Air conditioning was very helpful given the heat. Rose was delightful and was a 5-10 minute walk down several steps and a fairly hard pull up the same way (approx. 400 steps). Montenegro was a lovely destination and we traveled most of the time by boat - using Micky's team who were great. We went to Kotor, Perast, Lady of the Rock, the blue caves and Herceg Novi. You will not regret booking this house. The Internet was fine when we arrived but played up mid-way through the stay although I am sure that Juliane will be able to fix this for future guests. My understanding is that there have not been problems in the past. Juliane was super easy to communicate with. We were a group of 7 ranging in age from 11 to 79.

Fantastic house with wonderful views
We were a group of 10 and everyone of us would say that this is an outstanding house in a very beautiful place. The views are to die for and waking up each morning to such spectacular views was just amazing.
The house is well laid out with lots of space so you never felt as if you were on top of each other. You could lounge by the pool or catch the sun on one of the smalll terraces around the house. I particularly loved having coffee each morning on the small terrace adjacent to the living room and looking out over the bay.
The house is very well equipped and has all you need for a wonderful stay.
Right from the beginning the owner Jules communicated very well, She met with us on our first day and told us about places to go and the best ways to get to and from the house. On our last day our booked taxi failed to materialise and Jules helped sort out another so that we could get to the airport. She even helped transport our cases. She is a wonderful host and a font of lots of information.
We frequently travelled over to Herceg Novi for supplies or just to have lunch and explore. We travelled on the Loro Boat and Micki the captain was just brilliant. It is €4 return or €3 one way. Micki is very helpful and organised a taxi for our friends when they left after 10 days to go to the airport.
We arranged for Micki and his team to take us to the blue caves which was one of the highlights of our holiday as we got to swim whilst admiring the beautiful blue waters in the early morning. We also got Micki to take us a couple of times to Dobrec a small secluded beach with a wonderful restaurant. I would recommend you do both.
As the house is up high this offers the opportunity of spectacular views -however, I would suggest you hire a car as the 400 steep steps from the harbour or the winding dirt track are an experience. Hire a car from Herceg Novi and get them to drop it at the Rose harbour for you. You won't then have to face the knee jarring walk down or up and that is something we should have done, however hindsight is a great thing.
The two restaurants in Rose offer great food although we frequently stopped in the small bar for drinks and lunch and the food was lovely and reasonably priced.
Overall we had one of the best holidays we have ever had and the opportunity to relax in a wonderful place and meet some fantastic people. Rose is a fabulous place to go and we would highly recommend this house. We would definitely love to return.

We had a wonderful time in Rose, and the view was absolutely stunning! Great place for exploring nature with lots of hidden gems and nearby historic sights. I would highly recommend this property for anyone looking for a lovely vacation off the beaten path. The house is wonderful and Jules was a superb and helpful host! We will be planning to return.

Great house, great location!
The house has stunning views from 5 levels. It is super quiet and peaceful yet close to a charming village. Access to Herceg Novi is a sweet and cheap boat ride. The owner Jules is very helpful and accessible. You may even run into her if you take the boat to Herceg Novi. She is a pleasure to interact with. The Capt of the Loro is also wonderful. Do you self a favor and arrange a private tour of the Blue Grotto with him! I would recommend skipping Kotor unless you love crowds. Herceg Novi is so much better to visit.

10 of us stayed at the villa in September 2016. The villa was beautifully presented and the interior is stunning - the photos don't do it justice! Bat came to meet us and show us around the villa which was very helpful. He was also able to recommend activities to do in Rose. The villa had everything we needed and the views were incredible!! I would highly recommend a stay here.

Great Villa , location and area
Fantastic villa location and area.
Villa is large with lots of space, the views are fantastic, we spent hours sitting on the terraces and roof enjoying them.
Rose is walk-able with two good restaurants, the Adriatic being our favourite. Also took Mickeys boat over to the other side and he also provided a boat trip out to the Blue Cavern caves and old submarine pens,

Incredibly relaxing
My wife and I rented the villa for 2 weeks to get a break and totally realx and unwind. The villa is beautifully appointed has all you need, except a coffee making thing, and has the most incredibly beautiful views.
We had a wonderful fortnight, the palce itself was all we hoped for, and the little town of Rose a small but adequate selection of restaurants.
If you want to get away from the madness of life, heres the place. We both loved our time and would go back in a heart beat.

Wonderful Holiday Location
We stayed in Villa Rose for the first time in September and had the most wonderful time. The house has a spectacular location overlooking the bay with the coastline and mountains sweeping out before you. The house itself is incredibly well designed, spacious and very comfortable with everything to hand. We loved the pool to cool down and rooftop terrace for sun and later in the evening a Bar B Q and star gazing! We walked down to the harbour, swam in the sea and ate in the restaurants overlooking the harbour - delicious food, friendly service and great value. We took the ferry that Micky runs over to Hertzi Novi - he's a great guy and Hertzi Novi is well worth a visit. Jules is a mine of information and very helpful.

Villa Rose is really a gem on the Peninsula Lustica. In the early morning, it's wonderfull to sit on the roof top terras and watch the Boka Kotorska, the ships passing by,...
The villa is very luxuary, very nice decorated, with good beds, bathrooms, and so on
The pool is rather small, but good for refreshing.
Village Rose is a nice and quiet spot at sea level, we did it by foot every time. To get back you have to have some condition ;-)
The owners are very kind and give you good explanation.
There is a lot to do in the neighborhood. Consider that you have to drive a 20 to 30 minutes to get on the main road. Some parts of the road are steep. Having some driver skills helps.

wow! what an amazing house..by far the nicest view i have ever had on holiday..Jules was very helpful and always at hand to give info where needed. The house itself was just perfect..to the last detail! lots of room, great furniture and many personal touches..i highly recommend this house to anyone looking for amazing views and peace and quiet..it is a bit remote but for some of us that is perfect!!
