One of the family described this house as their 'dream house'. We loved the position, the ambience, the modern decor, the communal space enabling time together. As the host said - 'it has all the mod cons.' and indeed it did. The kitchen / diner and outside seating area could not have been better.
The outlook, the balconies and the room on the top floor were all exceptional.
We also used the hot tub, walked down to the beach and swam and caught the convenient, regular bus service in and out of Brighton on more than one occasion.
It is clearly a very popular property and because of what it offers it is pretty much fully booked. This is perhaps why there aren't many of those 'softer touches' and for such a new property it was a little worn in places (although not noticeable at a glance).
Due to the type of venue perhaps attracting group booking there were ALOT of rules. We have stayed in numerous places and never been met with so many instructions. It just removed some of the personal touch. I would always leave a place clean and tidy anyway but there was a checklist and this was also sent before we left. There was nothing unreasonable on the list but some of it was probably unnecessary to communicate in so many ways - laminated posters, terms and conditions on arrival, checking out text.
The host who messaged use was very good and communicative but it did feel very much like a business transaction.
The microwave door did not open without using a knife - which to be fair, we were shown on arrival.
The single beds on the ground floor were very uncomfortable - the springs came through. They probably would have been fine for lighter individuals but for adults they did lack comfort. It didn't spoil our stay but could do with addressing.

A great house for a family holiday, being close to the Beach and the South Downs National Park. Frequent buses run along the Coast Road giving access to Brighton or Eastbourne in the other direction. Good communication from the host and housekeeper. The house has spectacular views out to sea and was both comfy and well equipped.
Nothing but wish we’d brought a pair of binoculars!

Ein sehr schönes Haus mit allem was man braucht.Tolle Lage mit einem sensationellen Ausblick.Gute Parkmöglichkeit für 2 Autos.Claire und Liz sind sehr freundlich und hilfsbereit.
Das einzige was etwas stört ist die stark befahrene Straße vor dem Haus.

The property is absolutely amazing and done to such a high standard. It really is a beautiful property and exactly what we were after with a nice amount of outside space. It's also got a large dining area and lovely living room too should the weather not quite be garden appropriate!
We were here on a Mamma Mia themed hen do and the property worked perfectly for that!
The hot tub is available at an extra charge (£150). This is noted in the fine print but I would factor this in when considering final costs - there are also rules alongside this including not using post 9pm. Late check out is also chargeable.
There are a lot of property rules which I understand with us being such a big group but this was relayed to us on check-in, a separate terms and conditions sent via text on the hot tub, and then a large text paragraph on the check-out terms also sent on our second night which seemed a little overkill. Equally I appreciate you want to protect such a beautiful property but it's the balance!
