Situated in Balboa Peninsula, this attractive house for $800 per night is a great option for your next break. Situated 40 steps from one of the best beaches in all of Newport this stunning contemporary gem is perfect for a family getaway. A Duplex with a total of 7 Bedrooms and 5 Baths that we rent out as one home. (2 unit rental together) * Upper unit : 4 Bedrooms/3 Full Baths in (1500 sqft) + Patio with Small Ocean View + Rooftop patio (600 sqft) with a Panoramic Ocean View. 2 Bedroom Each has Queen + Full beds. 1 Bedroom has 3 Full beds. 1 Bedroom has 1 queen bed. * Lower unit has 3 Bedrooms /2 Full Baths( 1200 SQFT) + Back Yard (700 sq. ft - no ocean view). Each bedroom has a Queen Bed. A total of 5 parking spots are available (2 in the garage and three in front of the home on the street). There is a huge public parking lot about 500 yards from the home. Each unit has a separate kitchen each with a refrigerator, microwave oven, dishwasher, and every kitchen utensil you will ever need. A huge rooftop deck (over 600 sq. ft.) in the Upper unit awaits you for sunbathing or just soaking in the wonderful Southern California weather. The bottom unit has an small Backyard with outdoor dining set and swing chairs Each unit comes with two color TV's, and high speed internet ( Wi-Fi) One bedroom in the upper unit has a fireplace, and three of the bedrooms have lofts where additional family members can sleep. Enjoy an active vacation on the beach, or visit the many local attractions which are an easy drive from this great Newport Beach location.

Overall the house worked out great. The rooftop is fun. Really close to beach. The living room area upstairs was plenty big for our whole group to gather (16)

There are many things we liked about this house. We had 12 adults and 5 little kids. The rooms were spacious and open, plenty of room for playpens. We loved the location to the beach, a quick 1-minute walk. The area is quiet, and parking was a positive. The kitchen does have lots of supplies, but nothing is organized, and it was frustrating looking for things. We had to borrow a can opener from the neighbor and then found one 3 days later. We enjoyed the bikes and extra sand things in the garage. Some of the bike chains kept coming off and sadly, the tandem bike chain was off, and we were not able to fix it. As for the condition of the house, it definitely needs upgrades. Bathtubs were peeling, some of the shower curtains are just linings and not hung straight. WIFI was an issue for us. It worked upstairs in the front of the house, but struggled in the back of the house and downstairs. We had people needing to work while there and it made it more difficult with the spotty WIFI. The upstairs tv worked fine, but the master bedroom upstairs tv never worked and the downstairs tv worked sometimes. While we loved the space and location, this house would be awesome with some simple upgrades.

There’s a reason this place is so much cheaper than the rest. There were ants in multiple beds, leaks from the upstairs showers into the bottom level, the place felt like it hadn’t been drop cleaned in a while. Property managers were responsive and tried to do what they could but ultimately you can’t get rid of major leaks and ants with one visit.

It is a duplex. The main living area is up a significant flight of stairs. There is a second living area on the ground floor, but it does not directly connect to the upper area. There is a patio on the roof - very cool. Parking for 3 cars is doable, any more and you have to find first-come, first-served parking on the street.

My friends and I stayed at this house for a long weekend. We really loved having the two units, so we could have a quieter space and a more social space. We loved the rooftop deck, and how close the house is to the beach. We used the bikes in the garage most days to cruise around Newport and Balboa! A fun way to explore. Overall the house is incredibly serviceable, but a lot of the furniture has seen better days (the lower unit has at least one broken bed frame and a sofa that's missing two legs). If you're looking for a space to be a home base while you're outside and exploring the area for a few days, this place is a great option, but it's somewhere I would stay at for an extended period where I would expect to be at "home" a lot.

While this property IS close to the beach and we enjoyed the large space for all of us it is not necessarily as described. Back patio downstairs was nice after we cleaned the tables. Upstairs lower deck is nice to sit on but we couldn't use the upper deck because we had little kids, not aware of that until days before we arrived. We walked to a nice little park, restaurant and fast food. Laundry in unit was nice with all the kids. The furniture is dated and not exactly as pictured, some of it covered because it is dirty and has holes. There is no lighting for the walkway to the downstairs unit, tripping hazards on uneven sidewalk and unsafe. Wasn't clean, several issues there, floor, microwave, shower, there were ants on the bed. Smoke detector not working. Couldn't give the kids baths because no drain stops for tubs. Units are in need of updating. Neighbors on E side are not very nice and park in your spots and don't move even after reported, then encourage you to park in their space as a convenience so they can get you towed (assumingly), DON'T DO IT. Say hi to them as walking by, no response. Neighbors on W side, very nice, helpful and informative for restaurants and nearby. I have pictures of items but not sure how to share them here.
