A second living area downstairs provides another space to relax, and the home has split-system air conditioning both upstairs and downstairs for year-round comfort.



Families will love the dedicated walk-in nook stocked with children's books, games and puzzles, while the undercover ping pong table adds another fun option for both kids and adults.



Outside, a large covered entertaining area with outdoor dining, a gas BBQ, and a fully fenced backyard makes the home ideal for guests travelling with pets.

Surf Beach, Wimbie Beach, the local café, IGA, bottle shop, chemist, pizza shop and playground are all within easy walking distance, so there is really no need to get the car out if you don't want to. Wimbie Beach is also a year-round dog-friendly beach, making it especially convenient for guests travelling with pets.

You can also walk to Wimbie Beach, a beautiful smaller beach just south of Surf Beach and a designated year-round off-leash dog area – a great bonus for guests travelling with their four-legged family members.



Surf Beach itself offers grassy areas, children's play equipment and access to the Munjip coastal trail, making it easy to enjoy the coastline on foot.



For those wanting to explore further, Batemans Bay, Mogo, Malua Bay and many of the Eurobodalla's beaches and attractions are only a short drive away. The Mogo mountain bike trail network is also within easy driving distance.

A car is only really needed if you'd like to venture further afield to explore Batemans Bay, Mogo and the surrounding South Coast.
