Beautiful and cozy in Champions Gate Private Pool

Welcome to this charming four-bedroom/three-bathroom townhome located in the beautiful Champions Gate community. The lovely and cozy décor will make you feel right at home. Enjoy ample living and dining room space, and a fully equipped kitchen with all the essentials for your stay. A full-size washer and dryer are at the home for your use. Step out onto the patio and enjoy your own private swimming pool with conservation view, there are NO REAR NEIGHBOORS!!! Optional add-ons for your stay: you can request to have the pool heated for an additional cost. The house also has a grill for guests for a small fee! You must only refill propane in case of need. Once you`ve explored the house, head over to the Club House for more fun! With your reservation, you are granted complimentary access to the resort’s amenities such as a lazy river, water park with slides, volleyball courts, an arcade, gym, and so much more! Champions Gate is also surrounded by several restaurants and shopping centers for all your needs. Please keep in mind we provide a few toiletries to get you started for your stay, however any additional items would need to be purchased yourself.

Extra fees
Pool heat cost: $45/day. Pool heating must last for at least 3 days.
It must also be requested up to 48h before check-in.

BBQ grill rental is $50. This covers use and cleaning only, and the propane tank is NOT included. We do not guarantee that the previous guest will leave any gas. If the propane runs out, you can exchange it at the nearest gas station or Walgreens. The cost is typically about $30.

We also offer a full service for $120, where someone ensures the gas is full, and we will replace it if it runs out.
Please request it 48 hours before check-in.


Pet fee: The house is pet-friendly, but your pet must be house-trained. The cost is $100 per pet for the whole stay.

PARKING:
NO designated parking space - 12-15 passenger vans are allowed (Guests can park on the street as there are no designated parking spaces). RVs, Boats, etc., are not allowed
HOUSE RULES
• Linens & Towels: Bath towels, pool towels, and sheets are provided based on occupancy. Please do not use white towels or sheets for makeup or cleaning. Washcloths are not provided. Damaged or stained items may be charged.
• Pool & Spa: Pool heat is $45/day with a 3-day minimum and must be requested at least 48 hours before arrival. Pool is set to 92°F and spa to 102°F. Please do not adjust the heater controller. Temperature is not guaranteed, and heating may shut off when outdoor temperatures are below 60°F.
• Entry: Electronic keypad entry. Please use the provided door code.
• Packages & Deliveries: We recommend not sending packages or online orders to the home. Most resort communities do not accept mail deliveries. We are not responsible for lost, stolen, or undelivered packages.
• Maintenance & Repairs: Please report any issues within 24 hours. Non-emergency requests are generally addressed within 24 hours. Management may enter the property when needed for inspections or repairs.
• Equipment & Amenities: We do our best to keep all amenities in working order. The owner is not responsible for failures of non-essential amenities such as TVs, appliances, or hot tubs. Major system issues will be addressed when appropriate.
• Smoking: No smoking indoors. A minimum $400 smoking fee, plus additional cleaning costs when applicable, may apply.
• Parties & Noise: No parties or loud gatherings. Fees apply as stated in the Additional Rules, and violations may result in immediate eviction. Quiet hours begin at 10:00 PM.
• Insects & Weather: As this is a Florida property, occasional insects, power outages, and weather events may occur and are not grounds for a refund.
