Situated in Broughton Vale, this lovely cottage for $184 per night is a great option for your next vacation. FIRST MORNING BREAKFAST INCLUDED We provide extensive self prepare breakfast makings for your first morning including fresh eggs from our "girls", bacon, fresh bread from Berry, milk/tea/coffee (inc. capsule machine), fruit and cereals. Broughton Studio has recently re-opened after a face lift to include a new kitchenette and fully equipped laundry. The Studio is wholly contained within a converted farm machinery shed, is free standing and completely private, set back some 50 meters from the main house behind trees and shrubs. It’s an easy 5 minute, 5klm drive on sealed road to the boutique shops and trendy cafes & restaurants of the historic village of Berry and less than a 15 minute drive to Seven Mile Beach where you may well be the only visitor. Kiama and Kangaroo Valley are 25 & 30 minutes drive away. Our recommended restaurants/cafe/shops/wineries/walks are noted in a welcome book on the desk however we are always happy to assist with a verbal chat. The attached photos are taken by the owners and accurately depict the properties superb grounds where guests are encouraged to stroll and make themselves at home, perhaps visit the chickens ? Feel free to help yourself to the citrus trees when in season. Unfortunately being on a small farm, dogs and pets can’t be contained and with two unfenced dams, we can’t accommodate small children. Our primary focus is on PRIVACY and and guests can be assured that while in residence, (apart from native wildlife), no person will walk or drive past the Studio. It is also likely that we won’t meet however we are just a text or call away if help with anything is needed. Access to the Studio is via a private 50mtr driveway for exclusive use of guests where easy parking is available just a few meters from the front door. THE STUDIO The Studio comprises a very spacious 60m2 fully insulated room with new kitchenette with 4 ring electric cook top, microwave, refrigerator, exhaust hood & sink. All the usual cooking utensils, crockery/cutlery etc. are provided. It has a queen size bed with best quality linen and electric blanket. This main room is connected via the laundry to a modern bathroom with a walk in shower (no bath), heated towel rails, wall heater, quality Sukin shampoo, conditioner & body wash plus soft fluffy towels are supplied. The laundry is fully equipped with washing machine, dryer, tub & ironing facilities (of course an iron is provided). HEATING/COOLING An efficient air-conditioner provides both cooling and warmth however during the cooler months, a SLOW COMBUSTION FIRE is set and ready to light together with plenty of back up timber. This was the most perfect little place. I could nearly retire there. It’s romantic. Fascinating and on beautiful grounds. With our little chook friends. I can’t wait for winter. Definitely coming back.

We had an incredible stay at the Studio! Everything about it was perfect. The property is extremely well maintained and makes for a lovely afternoon stroll. The Studio itself is immaculate and has everything you could want (including bacon, fresh bread, home made muesli and eggs from the 'girls!') The location is perfect - so quiet and peaceful but only 5 mins from Berry. The hosts are friendly and accomodating and respect guests privacy completely. We couldn't have asked for a better place to spend NYE - very highly recommended to anyone looking for a peaceful and romantic getaway.

We absolutely loved our stay at The Studio. Every little detail was thought about including extra towel’s because it was a wet weekend, a first aid kit, fresh eggs and bacon and other much appreciated food items! The Studio was a beautiful property and we can’t wait to come back again soon. It was the perfect getaway from the city!

The lovely drive from Berry along quiet country lanes, across a stream, green hills, trees and the towering escarpment introduced us to the beauty and solitude of Broughton Studio. The Studio is located on a small farm separate from the home of our hosts Elizabeth and Doug. The Studio is cosy, comfortable and furnished to a very high standard. Breakfast ingredients are provided including eggs from the farm. For dinner we drove to Berry, a delightful country town with much to explore. We took up the invitation to explore the immaculately maintained farm and fell in love with the paradise which is Elizabeth and Dougs. Upon booking, Elizabeth immediately texted with a welcome, directions and suggestions. While exploring the farm we met Doug and had a delightful chat. Our one night stay is a treasured memory from a five week holiday. There is something magic about Broughton Studio, a truly delightful and restful stay. Can highly recommend. We are looking forward to a follow up visit.

We stayed two nights in this very comfortable studio and will return when the opportunity arises. An airy and homely ambience just lends itself to quiet relaxation. Our delightful and friendly hosts added some local produce for breakfast, much appreciated. A high quality location in a beautiful setting.

We had a wonderful couple of days at The Studio. Elizabeth made sure we had all the staples for day 1. Fresh bread, bacon & eggs, juice and coffee! The property is quiet and very peaceful but only a 10 minute drive into Berry. A comfortable bed and an open fire, what more do you need. Thank you so much for sharing your peace of paradise.

Elizabeth's property has topped it all and highly recommended. We felt at home from the time we drove in to the property, with everything we needed. Just loved the place from the fireplace to the beautiful bed linen to the well equipped kitchen to the blissful surrounding and its proximity to Berry. We will definitely come back
