Note: The lower deck is exclusively for your use, but boat owners may walk through briefly to reach the dock. No access to the home, and it happens rarely.


Lake Pontchartrain stretches out before you, its calm waters catching the morning light while the marina hums quietly below. This three-bedroom townhouse puts you right at the water's edge - close enough to hear the boats, far enough from the city buzz to actually exhale. By night, New Orleans is just fifteen minutes away. By morning, it's just you, the lake, and wherever the day takes you.

Sleeping arrangements
Three bedrooms sleep up to six guests with care taken in every room. The primary suite features a king bed and a private bath - your own quiet corner after long days exploring the city. The second bedroom offers a queen bed, while the third is set up with full beds and a daybed with trundle, a practical and comfortable setup for families or mixed groups. Room-darkening shades, extra pillows, blankets, and generous storage keep every night restful. A half bath adds everyday convenience for the whole group.

Kitchen & dining
The kitchen is stocked and ready for real cooking - a Frigidaire electric stove and oven, refrigerator, freezer, microwave, dishwasher, and a full set of cooking basics, dishes, silverware, wine glasses, baking sheet, blender, toaster, and a Keurig coffee maker. A hot water kettle and coffee round out the morning routine. The open-plan dining area flows naturally into the wet bar, making it easy to host a group dinner or wind down with an evening drink without the fuss.

Living & entertainment
The living area is laid-back and well-equipped - an HDTV with Roku, board games, and a dedicated workspace with a door for anyone balancing work and travel. High-speed Wi-Fi, central air conditioning, ceiling fans, and central heating keep the space comfortable no matter the season.

Outdoor living
Two private balconies look out over Lake Pontchartrain and the marina - one for morning coffee, one for watching the sun go down. Below, a private heated pool and hot tub are open 24 hours, alongside outdoor dining, sun loungers, a private gas BBQ grill, and an outdoor kitchen. A private boat slip provides direct water access. Two driveway parking spaces and free street parking take care of the cars.

Bathrooms
Bathrooms are stocked with shampoo, conditioner, body soap, shower gel, and a hair dryer. A bathtub is available for longer soaks, and hot water is reliably available throughout.

Convenience & family features
In-unit washer and dryer, iron, drying rack, hangers, essentials, and a safe are all included. Families traveling with little ones will find Pack 'n Play (sheets provided, available on request), baby safety gates, and babysitter recommendations available. A paid folding or convertible high chair with padding, straps, and food tray can also be arranged on request. Exterior security cameras, smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit are in place for peace of mind. Self check-in via smart lock and cleaning available during your stay round out the practicalities.

Location
Breakwater Park is steps from the front door, with the marina right alongside. The French Quarter, Superdome, and Frenchmen Street are all within a fifteen-minute drive - a setup that works especially well during Mardi Gras and festival season, when you want the energy of the city without sleeping in the middle of it.

Please note: No parties, no unregistered guests, and no smoking. Any attempt to host a party of any kind will result in immediate termination of the stay with no refund.
