Lessor reserves the right to decline to lease based on background Fico Score, legal record, & Financial History. - A Standard CA Lease with House Rules, and CC&R addendums is required to complete the booking. - Guest will be required to provide ID & complete background check to finalize booking reservation. Property Management Company reserves the right to deny rental based on, but not limited to: evictions, criminal activity, foreclosures, collections, credit scores below 720. Guests for which a contiguous and current Social Security history/score and background check cannot be rented to at this time. - A deposit will be held based on background check and past reviews (amount varies from $2500 - Guests will be given a utilities allowance of $400/month. Any costs over that allowance will be charged monthly to held deposit - Pets are allowed upon approval with a non-refundable fee.
