This place was one of the best value! I travel a lot. I felt at home and the owner was very helpful and accommodating. I
Staff was excellent. Golf cart rental on the property was very convenient. The pool are was beautiful. The food great and good value. Restaurants and beaches very near.
Mosquitoes were abundant.

Ok place but wouldn’t stay again
The pool area is very nice and I enjoyed swimming. Staff were very friendly and helpful. Wifi worked well. I had one dinner from the restaurant and it was hot, fresh and tasted great.
There was a mosquito problem in my room that I didn’t experience elsewhere in San Pedro or Caye Caulker. There were issues with seeping water puddles in the hallway and stairs throughout my stay that didn’t get fixed. One day there was a bad sewage smell around the pool area that made it unpleasant to sit there for long. Towels were stained. I had arranged in advance to be picked up from the water taxi but no one showed up and I found my own way there.

Good location and value but a little basic, particularly the bathroom.
Fairly good location with beach and restaurant's in walking distance. Convenient golf cart rental, on-property restaurant, pool with cool, refreshing water, and good value.
It’s clearly a bit more of a budget resort. I was on the third floor and found it took a long time to get hot water in the shower. The staff said I had to let the water run for three minutes to get hot water, I found it to often more like 5-10. The water flow rate and pressire is also low. The bathroom is also fairly spartan with a small sink and I thus found it difficult to find places to just set items. The window also didn’t seem to be openable which would have been nice for fresh air. Of course getting a room with a deck would solve this.

A place with potential that needs a lot of work to be tolerable.
The staff was responsive to issues. The staff provided free transport via golf cart to the water taxi port upon checkout. The mattresses appeared new, clean and comfortable.
When I read the reviews I was cautiously optimistic. The owners told us they had been open two months. A bartender in San Pedro told us the owner used to run a restaurant in town, and they purchased this place and started converting it into a hotel. It was previously long term rentals. The staff greeted us upon check-in and provided a welcome drink. However, after that it went all downhill. We ended up having to be moved to three different rooms in the span of three days. We we first booked into room C2 on the 3rd floor. Despite being marketed as a no smoking property with no smoking signs posted on the property and in the rooms, the stairwell smelled of smoke and our first room absolutely stank of smoke. I requested we be moved due to the smell. We were moved next door to room C3. This room had a defective shower head and shower hardware with the finish peeling off as shown in the photos. The overall fit and finish of the rooms were not good. As you can see, things are poorly patched and they didn't even finish applying framing to the interior of the bathroom door in any of the rooms. In room C2 not only did I discover white mold in the nightstand, but on the unfinished portion of both bed frames underneath! Absolutely gross, and a health risk. Now let's talk about the glasses from the welcome drink. We didn't notice this until we finished our drinks and were alarmed at what we saw. What appeared to be rust in the bottom. Although this appeared to be separated by plastic, it was very off putting. I confronted the owner about this and he said it's a battery compartment and the glasses used to light up. Not really the point. These glasses are a cheap replacement and the property should do that immediately. We woke up one day to find that the hallway had started flooding and seeping into our room. We were moved yet agains to room C4. When we moved to this room we found the wall air conditioner leaking a decent amount of water and needed repaired.

Staff were nice but it wasn't a comfortable stay
The staff were very nice and that's it.
The wifi didn't work, the room was infested with mosquitoes, if we needed to iron we had to ask for the ironing board, the bathroom didn't seem very sanitary, we had to ask for washcloths, we had to come up with a way to keep the curtains closed and we couldn't go out on the balcony because we were afraid of the mosquitoes coming in.

Lil gem with an awesome view
Location was great. The staff was extremely friendly and accommodating especially Steve & Raul. The food and bar on-site were really good. great stay

If you want to sleep before 12 am.... find somewhere else. Hotel was adequate, but needs improvement
We had the Elsa apartment. It had been renovated fairly nicely. Staff tried to accommodate our our needs. We were provided a large crate of fruit on arrival, which was nice, however, in spite of carefully washing the fruit, I had a bad case of food poisoning after eating it for breakfast. while this hotel has no beach, you can was right across the street to the Corona del Mar and sit on their beach, ALL beaches in Belize are for public use, you just cannot use the resorts beach chairs. They do have 2 nice pools. The apartments are on the 5th floor with no elevator. We were aware of this, but it was a long walk up.
This hotel is on a main street a block from the beach, so you get a lot of road noise and early morning construction noise, barking dogs and crowing roosters. Some of the hotel has been nicely refinished. The main stairwell to our 5th floor walk up was dirty. Some people live here and there are dirty rugs and other items left outside their rooms. We had problems with water, the day of arrival 2 of us barely got a lukewarm shower and the other had no hot water at all at 10pm. The next day still no hot water. They finally came up and decided a valve was closed. However, the next day some faucets had hot water running, some cold, but not both and the toilets would not refill. 4 hours after reporting this, they looked at it and decided a pressure valve was corroded. After 2 days of complaining, we finally had hot and cold water the rest of the stay. We had 2 bathrooms but the shower stall wall was so short on one of them, that the bathroom flooded every time we used it. So we could only use the ONE shower , even though we had paid for a room with 2 bathrooms. There was no toaster in the kitchen. No can opener and not one cake pan or cookie sheet to use in the oven. This room was to be for up to five people. We had only 2 of some plates and bowls, The biggest issue was the karaoke bar on the north side. They played LOUD LOUD LOUD EVERY night from 9pm to 12 am. If you want to go to bed to sleep before 12am..... then this hotel is not the place for you, One night they had a live band, it was so loud we could barely hear the TV over the din. While this is nothing the hotel can control, be aware it is an issue if you relish a decent nights sleep.
