The apartment is in a quiet neighbourhood with an excellent bakery /Patisserie (de Jean François) just around the corner (as well as an outstanding pizzeria called La Collina), and the intermarché (great local and more wine and ice cream selection) also just a short walk away. It was about a fifteen minute walk to the nearest beach, and 30 mins to the bus/train station. We were also close to the mountains for walks. It is spacious, with everything you need to cook and to enjoy a meal or drink on the balcony. You can see the mountains from the balcony. The apartment is modern and equipped with good shutters.
It was a little warm, though fans were provided. We didn't manage to get the TV to work, though the Internet apps and wifi all worked fine.

La Ruche des carrés - T3 in Annecy is a true gem that exceeded all our expectations. Our stay was absolutely perfect, and it undoubtedly deserves the highest rating.
From the very beginning, the apartment impressed us with its excellent aesthetic. The space is beautifully decorated, spacious, and spotlessly clean. It is fully equipped with everything a traveler might need, offering ultimate comfort and a warm, home-like feeling.
The service and hospitality were also top-notch. Communication was prompt, polite, and highly professional, with great attention to detail to ensure our stay was flawless. The location is ideal for exploring beautiful Annecy, while still providing the necessary peace and relaxation.
We highly recommend this property to anyone looking for a premium hospitality experience. We will definitely be back!

Great location. Well equipped and a wonderful place to explore the Annecy region from.
Slightly noisy when windows are open as on a busy road.
