Great location directly on the waterfront. My room (#2) was actually a one bedroom apartment: very spacious and comfortable living and dining area with a full kitchen; a large bedroom with a balcony overlooking the esplanade; and a separate bath with a clothes washer (no dryer, but racks available). The apartment had vaulted ceilings, plenty of light and was nicely decorated. The air conditioning (a must) in August worked perfectly. Marcello was an attentive and friendly host, and was kind enough to provide his own transportation to another location when I had difficulty finding a taxi. A plentiful cold breakfast was included consisting of a variety of pre-packaged items and beverages. I was shown a space higher up in the building that would serve as a future breakfast and lounge area where hot meals would be served. No downsides, but guests should be aware of the location and how festive it can sometimes be in the evenings. The esplanade is lined with outdoor restaurants (including one in front of the hotel and another in the rear), so bring ear plugs if you go to bed early. Lastly, it's a family-run, beautiful older building which means adjusting expectations about certain things, for example: reception is not staffed for a good part of the day and not at all in the evening, if you need assistance you have a number to call; a very compact stall for showering can make bathing a challenge for those with larger physiques; and while everything works, anticipate the occasional glitch involving electricity, water temp, etc., (all of which were handled promptly by the staff).

The seafront view location was super. The room had all we expected and more with a mini kitchen area. Rooms were spacious and location after 11pm was quite area. We were able to leave our bags early to be minded safely and again after checkout our bags were stored safely for us until later in the day

The apartment was very spacious and sea view was special. The apartment was very central.
The shower was far too small. It was a sizeable apartment and the bathroom was spacious but the shower just isn’t big enough. The breakfast was poor; the type of breakfast should be explained upfront instead of guests being disappointed oncd they are there. It is fair enough to provide breakfast in the apartment but with fresh milk & proper bread with a toaster to make proper toast. Parking your car is a real problem - we almost entered a ZTL zone despite being careful. We wasted a lot of time trying to avoid these zones and then finding a parking spot.

The location was great.
We appreciated being able to leave our luggage when we got there early. The washing machine was a great benefit
The airconditioning was not working. It was extremely hot and opening the balcony door did nothing cause it was too hot. We went to reception but there was no one there to discuss this
