The master bedroom is upstairs and has a King bed, ensuring a restful night's sleep. The other 2 bedrooms (one upstairs and the other is downstairs) are equipped with Queen beds, providing ample space for everyone to unwind after a day of exploration. All 3 bedrooms feature SmartTVs so you can catch up on your favorite shows before bed time. The upstairs living room boasts a comfortable Queen hide-a-bed couch and a Smart TV, ideal for lounging or accommodating additional guests. For added flexibility, the family room, downstairs, also includes a Full hide-a-bed couch, ensuring plenty of sleeping options for your party. Families with little ones will appreciate the availability of a travel crib, kids dinnerware, and high chair, making packing a breeze. Plentiful on street parking available without a permit requirement. Garage is not available for guests use. Other things to note ► We can accommodate up to 10 guests but we think the house is more comfortable for 6 guests. ► Children with parents are welcome BUT note that the house is NOT child proofed in any way. ► Please comply with all the hot tub rules posted on-site near the tub. ► Please no excessive noise, music or rowdy behavior that might disturb the neighbors, especially when using the hot tub and the outdoor area. ► The alley leading to our 2 onsite parking spaces is unpaved and bumpy which can be challenging for low clearance vehicles to navigate. ► Instant hot water dispenser can "spit" if opened full blast so keep children away from it. ► Depending on weather, the outdoor solar lit pathways can be dark later on at night. Please be careful. ► In cold/icy weather nearby side street can get thick ice. 64th Ave S however is plowed and/or de-iced for a good alternative parking are for the couple days a year this kind of weather is an issue. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable. No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible. - Please respect check-in and checkout times. - Primary renter must be over the age of 25. - The maximum occupancy for the property may not be exceeded at any time. - Host may request a photocopy of the renter's ID for verification before check-in. - All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID). - We do not allow bookings over 29 nights. - This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter. - Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. While we expect the schedule days and times to be as needed for cleaning and maintenance time for Hot Tub maintenance; every two weeks usually between 9 and noon on Mondays (but this can vary depending on weather) for Landscaping maintenance - that can change without notice to us. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay. - Absolutely no parties or loud music. - This is a NON-SMOKING property. - NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately. You must also acknowledge - Hot tub without a gate: Hot tub cover is locked and key is inside a lockbox mounted next to the hot tub. - Security camera/recording device: We have 2 outdoor cameras on the garage, one facing alley to ensure our alley flood prevention measures are holding, and another one facing back yard potted plants to ensure plants are receiving adequate sprinkler water. Non-recording audio monitoring devices (NoiseAware) available. - Must climb stairs: There are around 30 stairs to reach up to the property from street level and about 10 to come down to the property from the alley parking area.
