Ground Level 3 Bedroom 2 Bath duplex next to the Balboa Pier is a great location for shopping, restaurants, Balboa fun zone, and ferry to Balboa island. This modest lower unit has a lot to offer. Once you park the car, you won’t have to move it! The home has three bedrooms, the master suite has a king bed and tiled en-suite bath with a tub/shower combination. The middle bedroom has a twin and a double bed. The front bedroom has a queen bed. 1 car garage. SLP #11062

This was a very relaxing vacation for all of us. The layout is great and would stay there again. The property management kept in touch asking if everything was okay. Loved that! The best thing was that we had a transit van with handicap parking and was able to stay in the lot just in front of us without paying! The beach is just steps away and had a relaxing day there. Very close to shops and restaurants!

This house is in the perfect Newport Beach location. It is literally steps from the sand. It included just about everything needed. We had a party of 7 so there was plenty of space. We would definitely recommend & stay again. Our only complaint is the minimal amount of toilet paper, paper towels, and cleaning supplies provided. We used the balcony barbecue twice which was very nice. Great beach rental!

Everything was as listed and so close to the beach! We really enjoyed being on the boardwalk and only being a couple of blocks from the Balboa Fun Zone. Shops and restaurants were in walking distance!!

I stayed at this property for Spring Break with my kids. There were 4 of us in total. It was the perfect setup for us in terms of beds and rooms and waking distance to all the fun (pier, beach, shops, ferry, etc). The open living area is great for meals and gathering with a sunset view. The patio is small but fits chairs for sun bathing and people watching. We rented bikes and had a great time overall. My only complaint is that the house needs a little love (interior paint, deep cleaning, broken light fixtures etc). But none of that truly impacted our stay. It was a great price for the stunning location. While the Balboa pier parking lot is right across from the house, we found that convenient for friends to visit and the beach is only steps away. We would stay here again.

My family stayed here for 3 nights. The location is AMAZING. hands down. so close to everything, supper local. BUT the inside of this house is SO poor. The floor is filthy. We had our shoes off when we first got to the house and within an hour our feet were BLACK and sand was on our feet. Even though the floors were cleaned? The couches are so insanely used, uncomfortable and dirty. The property also only supplies ONE paper towel roll and TWO rolls of toilet paper for a house that sleeps 7-8. I literally laughed. When you are spending HUNDREDS of dollars a night and they can't supply more then 1 cheap paper towel roll. So I guess be prepared to go to the grocery store for your typical supplies. I have stayed at many rental houses and have never run into this before. There were false lashes left in the main bedroom sink. It just felt so dirty inside. Again, location is AMAZING. But the house is bare minimum.

The location is great. We didn't even mind the parking lot. There is no AC so the home is very hot. Opening windows and using the fans provided was insufficient. There are no toiletries and the house was very dirty. It needs a deep clean. It's annoying you have to make the beds and remove the sheets when you come and go, especially because you pay for a cleaning service. Very outdated appliances, fridge door and wine opener broke. Furniture uncomfortable.

This is not a house I would ever rent again. Pros are location, acceptable kitchen size, and comfortable beds. The cons list out weighs the any pros. The cons are no AC which was extremely difficult with my infant. There aren’t enough open windows to get airflow. The windows that look out to the beach don’t open. The fans that were provided were absolutely filthy. Cups in the house were glass which isn’t best for a vacation house with tile floor. My two year old broke a class and we attempted to pick up the shatter glass but without a proper vacuum we couldn’t safely pick up all the glass. We did call Burr White the next morning and they promptly called a cleaning crew. However, they came without a vacuum. We still found class after they came which was concerning with my children. The couches were so dirty we had to put towels down to sit on them somewhat comfortably. The fridge does not get very cold. The listing suggested newly updated however that was not the case. Overall, not a house I would recommend or ever rent again.
