The suite is equipped with a split level HVAC system along with a dehumidifier for added guest comfort. Ample space is available for friends and family to gather, whether it's for engaging in indoor games or enjoying a movie night. Looking for an intimate setting to celebrate an anniversary, birthday, retreat or wedding and would like to have additional day guests? If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS: • To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies. • The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years. • Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company. • Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance. • Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company. • Parking is limited to 6 vehicles. Street parking is monitored and restricted. Exceeding occupancy without an LARGE GATHERING CONTRACT, grants us the authority to promptly terminate the Rental Agreement, escort you off-premises, and issue no refunds. SUPERVISED YOUTH RESERVATIONS AND EVENTS ARE NOT PERMITTED TO COINCIDE. FUR FAMILY (DOGS ONLY & must be APPROVED) Up to 2 Dogs are allowed, BY APPROVAL, ($25 per night, per dog or $100 per week, per dog, + tax) • Must be fully house trained & must completely be cleaned up after. • Leashed at all times when outdoors. • Not allowed on the indoor furniture or bedding. • Should excessive barking occur during your stay, please make alternative arrangements. We rented this property for a 40th HS Girl’s Weekend Reunion. There were 8 of us and this place was perfect! We enjoyed the spacious deck and ample accommodations. The house is stocked with everything you can imagine. We needed nothing except our food and drinks. The rental agreement, constant communication by the staff and house manual made everything simple to navigate our stay. Nothing had to be assumed. I rent often on this peninsula and OPCD was by far the easiest company to work with.

Paradise Palms is a beautiful home. It was exactly what we were looking for. We enjoyed being right on the beach. The neighborhood was great. We had a wonderful relaxing stay and are looking forward to staying here again!

House was beautiful and had all amenities that we needed. Quick access to the beach. Owner/Manager was very accommodating and made sure our stay was the best it possibly could be. Would recommend this house to anyone coming to crystal beach for a quick weekend or longer stay!

We spent about 5 days at the property. The location is right on the beach with easy beach access. Driving is allowed on Texas beaches (I did not know this). So just be aware. The property was clean, organized and fairly well stocked to get us started. Some of the furniture shows signs of wear and the floor (wood laminate) buckles in several places. The kitchen is well stocked (even has a panini press!). The A/C worked great. The beds and bathrooms were terrific… nice mattresses and large bathrooms. Very nice TVs, nice selection of board games, etc. we really loved the house but the driving on the beach and the off-putting political signs on the vehicles did not sit well with us. We would likely visit again during the week (rather than on the weekend) when the beach is much less crowded.

Paradise Palms was PERFECT! From the spotless interior, the well stocked kitchen essentials, the stunning views from the oversized deck with plenty of seating options to the close proximity of sand and waves! We didn't want to leave. Seriously one of the best properties we've ever stayed at.

This house is amazing!!!!! Great open floor plan with an awesome island and very well stocked with kitchen utensils and supplies. There’s a separate ice machine in the island so no trips to go buy ice. The bedrooms are setup on either side of the house and a separate suite on the ground floor of the house do everyone can have privacy. The hallway bathroom has a shower in it so there’s plenty of bathrooms and showers for everyone!!! The outdoor deck is amazing and is fully furnished with all kinds of patio furniture and there’s still room for people to mix and mingle. The view is amazing and is truly BEACHFRONT and UNOBSTRUCTED!!! The private walkover to the beach was so cute and is lit at night. The yard is NOT fenced so if you have pets that like to stretch their legs and run, you might need to take that into consideration. The management team were great and texted us everyday to see if everything was going well and if we needed anything. If you are going to be a larger group, the parking is MAX 4 cars. It’s in a neighborhood so it was quiet while we were there but not sure the noise level at the height of the summer. I would HIGHLY recommend!!!!
