Lovely warm welcome, fabulous bath, and nice to have a seating area with TV as well as the bed. A short walk to the town centre and the sea, with plenty of on-street parking, too.

Home away from home is definitely the right analogy !!! Laurie is the perfect host very friendly and welcoming. Carol what can we say your breakfasts were amazing the quality of the ingredients was superb 👌🏻 . Our room was like a mini suite, clean and comfortable with quality bedding room 5 . A lovely five minute walk to the town centre, fantastic restaurants to choose from. It is so lovely to have a host that is actually on site it really gives that personal touch. We will definitely be back and would highly recommend nothing was to much trouble ⭐️⭐️⭐️⭐️⭐️ Hunstanton didn't disappoint ❤️

The location of the B&B was ideal, not too close to the town centre but close enough for a nice short walk to the local restaurants and amenities. The B&B was in a nice quiet area with plenty of parking on the street directly outside. The breakfast was okay but a choice of different ways to cook your egg would have been nice, tick sheet only offered fried, but must admit I didn't ask if they offered alternative.
Although in the online photo's the accommodation and room looked nice in the flesh the outside of the property looked a bit tired and in need of some TLC, and the loose tiles leading up to the front door definitely need addressing before someone trips and injures themselves. We stayed in room 1 which initially seemed pleasant enough but subsequently revealed it needed a good clean as there was hair from previous guests stuck on the skirting boards in the bathroom and behind the cabinet with the tea and coffee facilities there was an old tea bag box, sachets of sweetener and cobwebs. The rolltop bath was a nice touch but again the bath was not very clean and had to be cleaned before we used it. An information booklet in the room would have been a nice touch, with instructions on how to use the coffee machine and advice on local eateries and attractions. Although our stay for 2 nights was pleasant enough with a bit more effort with cleanliness and guest information this establishment could be so much better and worth the £125 per night fee. We have stayed in cheaper B&B's that have been much better with cleanliness, guest information and interaction.
