This is definitely an older hotel but mostly well-maintained and clean.
"Superior" room: If you care about seeing some age on furniture, smears on a side table that can't be cleaned away - you might not be into this hotel. However, the "Superior" room was incredibly spacious with a huge bathroom (bathtub, shower and toilet in sep corners) and my favorite random feature was the closet that opened up from the room entrance side as well as the bathroom side.
Common areas: Although it was rare to see anyone in the common areas except for at breakfast, the lobby is huge and common areas are plentiful for hanging out.
Location: Can't be beat. 5 minutes walking to Dihua St, about 10 minutes to Beimen MRT Station. Zhongshan is also a straight shot 10-12 minute walk.
