The view, location, restaurant and staff were amazing. Properly a little dated but very clean. The food and drinks were exceptional.
Just a little dated compared to my first 2 properties but everything else made up for it. Also you need to be in decent physical shape to move around the property.

Awesome hotel but very stair intensive. We loved it but the stairs were grueling be forewarned.
The stairs were too much we are both in fine shape but I was reluctant to return to the room because it was about 5 stories from the restaurant/exit and another 7 down to the beach.

The hotel is in the perfect position if you want to be little bit away from the hustle and bustle of the main resort, which is close enough to walk to, a steady 10 minute wander along the beach every night. There are some great restaurants in Karon town (Mama Jin our favourite).
I would massively recommend paying the extra to have a sea view, I would of been very disappointed if I hadn't. The staff at the hotel are great and a couple at the restaurant who were super friendly and happy to see us
There is an over reliance on the staff and the view been the pull to stay at the resort. The rooms are clean but now very dated, there are many reviews stating this. We stayed in Room 50 which is half way between the reception / road and the beach (60 steps) I think, is in the perfect position.
There were couple of brilliant staff at the restaurant but also a couple who seemed put out when we went up for a drink so we went down to the cafe bar on the beach next door where we were always greeted with a smile

No power 1 full day without any notice
The room was sloping to one side
The door to the porch cannot be closed from outside. Only locked from inside with slide mechanism
No tv chanels
Pool furniture dilapidated
When shower is used the water stayes on whole of the bathroom floor. Drainage not well planned and it does have a little smell
There was 150 steps from our room to the beach. Also about 80 steps to the restaurant. These steps are very steep, some are sloped and some have broken tiles.
The property needs drastic upkeep
