Picture this: desert sunshine glinting off a private saltwater pool, the mountains rising beyond the backyard fence, and a putting course waiting just past the patio. This PGA West villa in La Quinta brings together the best of the desert - outdoor living, resort-community perks, and a home designed to keep everyone comfortable from check-in to checkout.

Living and gathering
The great room is where the group naturally lands - an open-concept space connecting the kitchen, dining, and living areas under one roof. A gas fireplace takes the edge off cooler desert evenings, while a 75` TV and an oversized sectional give everyone room to stretch out. The dining table seats six and can expand to accommodate eight, and a stash of board games means the fun doesn`t have to stop when the sun goes down. Central air conditioning and central heating keep things dialed in year-round.

Kitchen and dining
The chef`s kitchen is built for shared mornings and group dinners alike. A large island with seating for four anchors the space, and you`ll find cooking basics, dishes and silverware, wine glasses, a drip coffee maker, a Keurig, and coffee provided. A full suite of appliances - refrigerator, freezer, dishwasher, stove, oven, microwave, toaster, blender, and hot water kettle - means you can cook whatever you`re in the mood for. When the evening calls for it, take things outside with the gas BBQ grill and barbecue utensils, and move dinner to the California room.

Outdoor living
The fully fenced private backyard is the real draw. The private outdoor pool - available all year, open 24 hours, heated, and saltwater - sits alongside a hot tub, giving everyone a place to unwind at any hour. Follow the pavers to `The Signature Six` putting and chipping course, or set up a game of bocce or corn hole with the mountains as your backdrop. As the evening settles in, gather around the fire pit under La Quinta`s wide desert sky. The outdoor dining area and outdoor furniture make it easy to live outside as much as in.

Sleeping arrangements
The home sleeps up to 8 guests across three bedrooms. The Primary Suite offers a king size bed, an oversized en-suite bathroom, a walk-in closet, a lounge area with a 65` smart TV, and direct access to the pool and California room. Bedroom 2 features a queen size bed and a private patio. Bedroom 3 includes two full size beds. Two roll-away XL twin beds are also available, along with a crib, Pack `n play/Travel crib - always at the listing, and a high chair for younger guests.

Amenities and essentials
Staying connected and comfortable is easy - Wifi, Ethernet connection, and a dedicated workspace in a room with a door are all available. A free washer and dryer are in-unit, and bathroom essentials, hangers, bed linens, extra pillows and blankets, room-darkening shades, iron, and clothing storage are all provided. Self check-in via smart lock keeps arrival simple. For peace of mind, the home is equipped with a smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit. Exterior security cameras are on the property (front door Ring Doorbell; backyard camera - not operational).

Location and parking
Guests also enjoy free resort access and a shared gym nearby within the PGA West community. Four driveway parking spaces and an EV charger are available on-site, with free street parking as an additional option.

Maximum overnight occupancy is 8 guests; maximum daytime occupancy is 12. Check-in is after 4:00 PM and check-out is by 11:00 AM. The home is pet-friendly.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
