Guests may use the entire home and outdoor areas except for a small number of locked owner cabinets. Please respect the surrounding residential neighborhood and observe quiet hours.

The property is near Penn Yan, a Finger Lakes village with local restaurants, cafés, shops, farm-to-table dining, and historic character. Guests can explore wineries along both the Seneca Lake and Keuka Lake Wine Trails or spend the day kayaking, paddleboarding, fishing, hiking, and visiting nearby parks.

A personal vehicle is necessary for exploring the area. Guests interested in guided winery transportation can arrange service through one of the region’s limousine or wine-tour companies.

Important information:

* Pets are not permitted due to severe family allergies.
* Parties and events are prohibited.
* The home uses a septic system. Do not flush or place anything in the toilets or drains that could damage the system.
* Train tracks are located across the road. Short trains pass occasionally but are not a constant disturbance.
* Exterior cameras monitor the entryway and driveway. There are no interior cameras.
* Propane is not provided for the gas grill. Guests must refill the tank when necessary and clean the grill after each use. Refills are available at Kwik Fill at 9 Main Street in Penn Yan.

Because this is a waterfront property, guests may encounter insects, cobwebs, and other naturally occurring wildlife. The home is thoroughly cleaned before each arrival; however, additional pest-control service or cobweb removal is not provided during a stay.
