Everything. This was the perfect spot for our university reunion. Plenty of space for antics and only 15 minutes into town.

We were met on arrival by the host, Damion, who showed us round the property.
I must say, the property far exceeded our expectations - the photos shown do not fully do it justice. The pool was checked (without them having to enter the property as it is in a separate building) daily, at times convenient for us. The standard of cleanliness was excellent.
The kids loved the house and there was plenty of room for us all. The kitchen was well equipped, and included a dolce gusto coffee machine and two air fryers. There was a wood burner and a supply of wood left. There was even an arcade machine, which kept us all occupied during our down-time between outings (I passed quite a lot of time playing Bubble Bobble and Pacman...). A most welcome addition was ample toilet paper, and cleaning supplies, which is not always included in such properties.
On the one occasion we did have a minor problem (we couldn't lock the door - we soon worked out how) the host offered to be present within 30 minutes to sort it for us.
The annexe was a welcome addition for two of our party who are autistic and who wake significantly earlier than the rest of us and who need some quiet space for themselves from time to time.
It was clean, great for a family with young children, and although just outside of York, was convenient for the park and ride, and local supermarkets. Although just off a busy road, it was quiet and we were able to close the gates to keep everybody (kids and dogs) all securely inside. There was ample parking on-site.
I cannot identify any real issue I had. I would happily stay here again.

The property was spacious and has a large kitchen which was good for everyone to be in. There was plenty of fridge and freezer space and a big garden area. No issues with living areas.
Neither the swimming pool and hot tub appeared to have any chlorine in. The sides of the pool were dirty and very unclean. The hot tub was brown and had a foul smell after the first night which tells me the water was not fresh or chlorinated.
The garden furniture was very word and the paint was peeling off the chairs and tables. The patio area had not been looked after and there were a lot of very big weeds around the patio.
On arrival we were told one of the showers didn’t work and not to use it. This made it difficult for all 16 of us to get a shower. We were also told not to use some of the lights in the house as they were also broken and had not been fixed for our visit. This was claimed to be the fault of the previous guest but we expect this to be sorted having paid £3k for the weekend.
Overall I would not recommend staying, the pool and hot tub were very unhygienic. We as a group have stayed at much better places than this and would not return.
I did contact the host to tell him these issues and ask for some money back to reflect the value we should have actually paid for what we received and was ignored.
