Nestled in a quiet residential area just a 10-minute walk from Inverness city centre, Ness on the Lane is a charming period home brimming with character, offering an unforgettable stay.
Inside, the quirky design creates a memorable experience. With five super-king bedrooms, four bathrooms, a kitchen diner, and a separate living room, there’s ample space for the whole family to relax after a day of adventure. The property also boasts an enclosed garden with a hot tub, off-street parking, Sky Sports, and an EV charger.
Upon entering, a spacious hallway leads you from the front porch into the inviting living room. Here, you’ll find a 55” smart TV with Sky TV, including Sky Sports, and a beautiful pink period fireplace (please note, the fire is not operational).
At the rear of the property, the open-plan kitchen diner opens out to the lovely garden through patio doors. The fully-equipped kitchen includes a dishwasher, washer dryer, and Nespresso coffee machine, while the large dining table comfortably seats 10, making it the perfect spot for your group to gather and socialise.
On the ground floor, there’s a super-king bedroom with a 55” smart TV, along with a funky bathroom featuring a roll-top bath and walk-in shower, completing the downstairs accommodation.
Upstairs, original artwork guides you to four spacious bedrooms, each with super-king beds. The rooms are individually styled to add unique charm to this stunning home. Two en-suite shower rooms and a family bathroom with a walk-in shower and double vanity unit ensure everyone’s comfort.
The large rear garden is fully enclosed, with a sunny patio area featuring picnic tables and a children’s playhouse. The driveway provides parking for up to 3 cars, with additional free on-street parking available.
For those with electric vehicles, a 7kV EV charger is provided. Superfast broadband with a 150mb/s WiFi connection ensures you stay connected, while a selection of books, games, toys, Netflix, and a Nintendo Wii offer entertainment for rainy days.
Please note, hot tub use is permitted between 9:00am and 9:30pm only. Noise carries easily in the area, so we kindly ask guests to only use the hot tub during the permitted hours and to keep noise to a minimum.

Our stay was absolutely incredible! From the moment we arrived, the property management and reception team made us feel incredibly welcome with their friendly and professional service.
The rooms were spacious and maintained to a very high standard of cleanliness.
We particularly loved the jacuzzi, which was the perfect way to unwind in the evenings.
On top of that, the Wi-Fi support was excellent and reliable throughout our visit.
A huge thank you to the host for being so helpful—this is easily one of the best stays we've had.

Our group of 7 had an amazing time at Ness on the Lane! The house was warm and inviting and the rooms were very comfortable. The hot tub was a nice thing to have after long days walking around the countryside. Would definitely come back again!
