The Lakes hotel is an old property which has been renovated.
The location was the reason I chose it. Easy to get to/from the airport, easy to get to the city or the Easter suburbs - buses at the door.
The rooms were clean and quite spacious for Sydney, the beds comfortable.
Didn't have any food at the hotel, but for breakfast and lunch I highly recommend the Sonoma bakery, a short walk from the hotel - alone it was worth the trip from Melbourne.
We had 2 rooms: number 2 was great, number 6 less so. The main problem is that the windows cannot be opened and that is not great considering the cigarette smell that comes up from the slot machines room below.
It is a noisy street, but this didn't bother us.

A comfortable room with a great tiled bathroom.
The only negative for us was the smell of smoke that dominated the stairwell and into the room. I would not stay again only because it was very unpleasant.

The location was good.
Bus stop right outside and the bus went directly to CBD
Horrible stench like cabbage for the entirety of our stay - two nights. We worked out that it was coming from the toilet even though it did flush. I contacted the property the first night and no one relied or tried to contact me.
