- Квартира очень просторная, с хорошим ремонтом.
- Расположена в хорошем месте.
- Есть балкон с местами для сидения.
- В целом оборудована всем необходимым.
- Привлекательное предложение за свою цену.
- У квартиры очень хороший потенциал (моё впечатление, как владельца небольшого гостевого дома с высоким рейтингом).
Но потенциал квартиры сильно недоиспользуется из-за небрежного управления и невнимательности к деталям и мелочам.
К примеру:
- малопонятный процесс получения ключей;
- много времени ушло на выяснение того, почему букинг запросил данные карты и утверждал что оплата по карте, а на месте оказалось что надо платить наличными;
- некачественная уборка, паутина на потолках, запахи под раковиной, морозильник, выглядевший неразмораживавшимся годами;
- слишком мягкий, проваливающийся матрас;
- плинтуса разного размера;
- остутсвие мусорного ведра в туалете;
- супер куцый чайный набор, первую кружку пришлось вылить, т.к. в стеклянной банке оказалась соль, а не сахар.

The property is located in the center of the Saburtalo district in Tbilisi, and it is very close to the supermarkets and metro stations. The spacious apartment was very clean and organized, and it provided the essential needs for a long-staying. The host was very helpful and she solved the issues promptly when we needed the help. I would definitely recommend this property.
I think that the toilet seat needs to be fixed or replaced. The bed is a little bit too soft.

- good location, great that the check in is flexible, responsive owner, 2 balconies
The owner should really take a good look at the property and fix what needs fixing. The current state is nowhere near the pictures that are shown here.
- bed frame is falling off the wall and looks very weird
- the bed itself has terrible dips, very old and uncomfortable, grandma was not able to sleep. The bed fabric is dirty above the head (stains)
- the toilet seat is completely broken and detached from the toilet bowl - one wrong move and you are slipping and sliding off of your seat on your bum
- the bathroom in general could use some greater cleaning - the mirror shelves and cleanliness does not hold up to a good cleaning standard
-the cabinets in the kitchen and bathroom need fixing, they are wobbly and falling apart
- if you are offering 2 balconies, make sure they are presentable. One is kept in good condition, but the other has some kind of garbage and no proper chairs - seating are even though it’s advertised.
In general a more affordable price should not mean that the property can be kept in such a condition and without proper care. Please take action and make it right.
