Step onto the fairway and let the desert breathe around you. West-facing views of the Santa Rosa Mountains frame every morning, golden light settles across the golf course by afternoon, and when the sun drops, a crackling fire pit pulls you outside under a wide Coachella Valley sky. The Empire Polo Fields sit directly across the street - Coachella and Stagecoach are a short walk from your front door.

The space

Located within the Gallery collection at Indian Palms Country Club - the newest development in the community - this brand-new three-bedroom home accommodates up to 8 guests and sits directly on the public golf course. Self check-in with a keypad keeps arrival simple, and central air conditioning and heating ensure comfort across every desert season. Exterior security cameras, a Ring doorbell, smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit are all in place.

Sleeping arrangements

The primary suite offers a king bed, a 55` TV, and an oversized en-suite bathroom with dual sinks and a separate walk-in shower - a queen air mattress is also available here if needed. Bedroom two has a queen bed, and bedroom three has two full-size beds. A crib and Pack `n play/Travel crib are available upon request. Extra pillows and blankets, clothing storage, hangers, an iron, and an in-unit washer and dryer make longer stays easy.

Kitchen & dining

The fully equipped kitchen is built for shared meals. You`ll find a 6-burner gas range, oven, refrigerator, freezer, dishwasher, microwave, Keurig coffee machine, blender, toaster, wine glasses, baking sheet, and barbecue utensils. Cooking basics, dishes, and silverware are stocked, and a dining table seats the group comfortably.

Living & workspace

An 86` TV anchors the living area for movie nights or game day, with an Ethernet connection and dedicated workspace for anyone who needs to stay connected. Wifi is included.

Outdoor living

The private saltwater pool - available all year - is ready whenever you are. Hot tub heat is complimentary; pool heating to 88°F is available for $50 per day (typically needed October through May - in summer months the pool naturally sits between 85 and 95°F). The private hot tub, also available all year, is ideal after a round of golf or a long festival day. The private backyard - not fully fenced - opens to golf course views and includes outdoor furniture, an outdoor dining area, a gas BBQ grill, and a fire pit. Four driveway parking spaces and an EV charger round out the outdoor amenities.

Resort & community access

Free resort access is included - use the community pool, fitness center, pickleball courts, and tennis courts at no extra cost. Old Town La Quinta, Indian Wells Tennis Garden, PGA West Stadium Course, and Palm Springs are all within a short drive.

Good to know

Check-in is after 4PM and check-out is at 11AM. Early check-in and late check-out are accommodated when possible at no extra charge. Pets are welcome - no cats; certain non-shedding hypoallergenic dogs will be considered at an additional fee. Long-term stays are welcome. Cleaning is performed at the end of your stay; a mid-stay clean is available for an additional fee. The home operates under HOA noise limit requirements. We do not recommend shipping packages directly to the property.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!
