Secure Access: Your room features a private Smart Lock with a unique code. Codes are never shared and will be sent to you on your check-in day.
Security: For peace of mind, exterior cameras monitor the entrance and backyard 24/7.
Laundry: Washer/Dryer available for use (please bring your own detergent).
EV Charging: Strictly prohibited. Connecting an EV to a standard outlet incurs a $35/night fee.
No unregistered guests allowed.
Parking is shared in the 2-car driveway with extra free street parking available.
Safety: Not child-proofed; constant adult supervision is required.
Community Pool (open seasonally). If you wish to use the pool, please do not exceed the maximum number of permitted guests, follow all posted pool rules, and take good care of the access key card. Pool Key replacement $120.

We love hosting respectful guests. Please read our rules carefully; violations will result in the fees listed below:

NO SMOKING: Absolutely no smoking inside. Any smoke odor detected will result in a $100 deep-cleaning fee.
NO PARTIES: Strictly enforced. Quiet hours must be respected.
NO PETS: Due to severe owner allergies, no animals are allowed. This is non-negotiable.
GUEST LIMIT: No unregistered guests allowed. Any unregistered guest will incur a $35 fee per person, per day.
CHECK-OUT: Checkout is at 11:00 AM.
STRICT CHECK-OUT: Check-out time is strictly enforced. Unauthorized late check-outs heavily disrupt our cleaning schedule and will incur a $50 penalty for every 30 minutes past the check-out time.
POOL KEYS: If the community pool access key is lost, the replacement cost is $120.
EV CHARGING: Using house electricity for EVs incurs a $35/night fee.
- Garbage Disposal: Strictly for small bones/food waste. No large or unprocessable items. A $100 fee applies for unclogging.
-Please do not unplug or remove any connected devices (gateway, cables, or chargers). Any missing items will incur a $200 penalty charge

🔸Appliance Care: We kindly ask that you handle all home appliances with care so they remain in great condition during your visit. Please be aware that any damages or breakages caused to the appliances during your stay will result in a repair or replacement fee.

🔵Local Climate & Pest Control
We maintain strict, ongoing professional pest control at our property. However, due to the warm Texas climate during this time of year, occasional insect sightings are completely normal for the region and sometimes unavoidable.

- To help us keep the indoors pest-free, we kindly ask that you:

- Keep all exterior doors and windows fully closed when not in use.

- Ensure food is put away or properly sealed.
