117 31st St A is professionally managed by Newport Beach Vacation Properties. Newly renovated lower unit is just 6 homes from the beach in the perfect location for all your vacation needs. With a great patio with a dining table, BBQ, and couch seating you have plenty of room to enjoy a cup of coffee in the morning or end your beach day relaxing by the propane fire pit. This property is located close to the grocery store, shopping, and some of the best restaurants that the peninsula has to offer.
The compact kitchen has everything you need to make the perfect picnic for the beach, or make your families favorite meals. The dining table and bar seating accommodates your whole family. The beachy decorated living room has a couch and two armchairs for plenty of seating. There is a flat panel TV mounted by the dining table for everyone to enjoy their favorite shows.
The master bedroom has a king bed with an en suite bathroom. The other 2 bedrooms both have a queen bed and share the bathroom in the hall. The shared washer and dryer are located in the garage.
There is room for 1 car in the shared garage. Street parking is recommended for larger vehicles, but please be aware of street signs and notices.
As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals.
Other Important Details:
- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.
- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.
- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

-No parties or gatherings.
-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.
LIMITED RIGHTS OF OCCUPANCY
Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
