• The Boat House - 2.9 miles (great outdoor vibes with live music often)
• Salty Pelican - 3 miles (seafood is SUPER fresh, ask to eat upstairs for faster seating)

• All guests intending to drive Lenny must sign a waiver prior to use
• Drivers must be 25+ years old per insurance requirements
• Valid driver’s license and insurance verification is required for all drivers
• Golf cart use is subject to a refundable security deposit
• Lenny may not be driven on the beach under any circumstances
• Guests assume full responsibility and liability for operation of the golf cart during their stay, including any damage, injuries, fines, or claims resulting from use
• Guests are financially responsible for any damage to the golf cart, up to and including full replacement cost if necessary
• The Pink Pheasant and property owners are not liable for accidents, injuries, loss, or damages related to golf cart use
ABSOLUTELY NO PARTIES OR EVENTS. This is a strict rule with zero exceptions.
Excessive noise is not permitted at any time. To help protect our home and neighbors, we use a backyard decibel monitor that alerts us to sustained elevated noise levels.
Violations will result in immediate action, including a $1,000 fine, termination of your reservation without refund, removal from the property, and permanent ban from future bookings.
We are located in a quiet residential neighborhood, and we ask that all guests respectfully observe quiet hours and be mindful of our neighbors at all times.

Our long weekend on Amelia Island was made even more memorable by this wonderful property. Five high school friends gathered to celebrate all of us turning 60 this year, and the house was the perfect setting for laughter, reminiscing, and making new memories. The home was spacious and comfortably accommodated our group, with all the essentials thoughtfully provided. The kitchen was well-equipped with a large stove, spacious refrigerator, dishwasher, coffee maker, and everything needed for those who prefer to cook. The backyard was lovely, and although we didn't use the firepit, it was a wonderful place to gather and relax. The showers had great water pressure and consistent temperature, the air conditioning worked perfectly, and the ceiling fans throughout added extra comfort. Excellent laundry facilities and access to the golf cart were big pluses.The location was ideal-an easy trip to both the charming downtown area and the beach (we found Main Beach especially convenient for parking). Nearby walking trails were another bonus.The hosts' communication was outstanding before our arrival, and we appreciated their follow-up message after check-in to ensure everything was going smoothly. Checkout was clear and easy.A fun surprise: two bedrooms featured mirrors that somehow made us look taller and a bit slimmer! They became a source of much amusement, and a few selfies were definitely taken.We highly recommend this property and its hosts. A comfortable, well-appointed home!

This house is absolutely beautiful! The hosts do a great job ensuring anything you could possibly need is available. They are also very helpful in suggesting local eateries and must do's while visiting. Very convenient to beautiful beaches, restaurants and shopping. Our family would definitely book again.

We had a great stay! Communication with our hosts was very easy and they went above and beyond when the power in neighborhood went out (nothing to do with the house!). The house was a great space for 2 families with kids. Lenny the golf cart was a wonderful addition and we used it often. Fernandina beach is peaceful with a cute downtown area to explore, highly recommend!
