Guests have access to the community's shared pool and fitness center, as well as green spaces. The pool and other shared amenities are available during posted community hours and are shared with other residents.

The apartment is situated near major Tallahassee destinations, including FSU, FAMU, Tallahassee Community College, downtown Tallahassee, and Tallahassee International Airport. Grocery stores, restaurants, coffee shops, and shopping areas are also within convenient driving distance.

A quick note about occupancy:
Your reservation guest count must include everyone who will be at the home. Only registered guests are permitted on the property unless additional visitors are approved by us in advance. If your plans change, just message us before anyone else arrives.
This includes overnight guests and daytime visitors.
Unapproved visitors or occupancy beyond the property's maximum capacity may result in termination of the reservation.

FREQUENTLY ASKED QUESTIONS

How many people are allowed at the home?
Four. That's the maximum occupancy, and it is a hard limit on how many people may be at the property at any time — not just how many sleep here. Everyone must be listed on the reservation. If you reserved for four people, then four people may be here, and no one else, for any reason. Children over the age of 2 count toward the four.

Can a friend visit me during my stay?
No. We understand this is a disappointing answer, so here's the honest reason: this is a residential community, our occupancy is capped at four people at the property, and that cap covers visitors exactly the same as overnight stays. Someone coming by for an afternoon still counts. There are no exceptions and no approvals available for this, and unapproved people at the home can end a reservation with no refund. Please plan to meet friends and family off-site.

Our party grew. What are our options?
Message us before you cancel. This home caps at four people, but Magnolia operates other properties and we may be able to move you or split your group rather than lose your trip entirely. That conversation costs you nothing.

Is there a security deposit, what is it for, and will I be charged twice?
There is one $300 refundable security hold per stay — never two. It covers only damage to the property and violations of the house rules. It is not a fee, it is not additional rent, and it is not income to us. It works the same way a hotel holds your card at the front desk. You authorize it when you sign the rental agreement, and it's released 7 days after checkout when no damage is reported.

My bank shows the hold released and then charged again — is that a second deposit?
No. That's your bank's handling of authorization holds, and it differs from bank to bank — this happens most often with debit cards. Some banks release and re-place a hold during a stay, and it can look like a duplicate charge on your statement when it isn't one. We have no control over it and no visibility into it. You don't need to call your bank about it and you don't need to chase us.
What you should know is this: Magnolia receives no money from a hold. Funds only leave your account if we withdraw against the deposit for damage or a rule violation — and that never happens without notifying you first, with an explanation, before anything is taken.

What time can I check in, and can I come early?
Check-in is 4:00 PM to 11:00 PM. Check-out is 10:00 AM. Early check-in is $25 per hour when the cleaning schedule allows — ask us the day before and we'll give you a real yes or no.

Can we drop luggage off before check-in?
Sometimes, and we understand why you're asking — you've landed and you don't want to drag bags around Tallahassee all afternoon. It depends on whether the unit has been turned over. Message us that morning and we'll tell you honestly.

My flight lands after check-in time. Will I be locked out?
No. This is a contactless check-in and your access works from 4:00 PM onward, including a 1 AM arrival. Message us your ETA so we're not wondering, and travel safe.

Is the price negotiable for a longer stay?
For extended and monthly stays, yes — we quote those directly. Send us your dates and we'll price it properly instead of stacking nightly rates.

Is there a pool?
Yes — a fenced community pool, open 8 AM to 8 PM daily, plus a shared fitness center during posted community hours. Bring your own towels or ask us for pool towels. No glass containers or floaties, for everyone's safety. Community amenities are for registered people on the reservation only.

Is there laundry?
In-unit washer and dryer. A basic supply of linens and towels is provided; they aren't changed mid-stay, and the starter set of soap, tissue, and trash bags isn't replenished — but you have laundry, so a longer stay works comfortably.

Something in the unit isn't working.
Message us — a soap dispenser, a remote, a slow drain. We'd rather fix it in an hour than have you work around it all week. Nothing is too small and you're never charged for normal wear.

Where does trash go?
All trash in a tied bag, taken out at check-out. The dumpster is at the roundabout at the neighborhood entrance.

Quiet hours?
10 PM to 8 AM. This is a residential community with neighbors who work early, and we appreciate you honoring it.
