Island life has its own tempo - and from this Balboa Island home, you fall right into it. Morning walks to the water, afternoons at nearby cafés and galleries, evenings around the backyard grill with the coastal breeze coming through. Whether you`re here for a weekend or a longer stretch, the space settles around you easily, with room for twelve to spread out, gather, and make it feel like home.

Sleeping arrangements
Five bedrooms offer restful, private retreats for each guest, every one paired with its own ensuite full bathroom. Three bedrooms each hold a king bed, the fourth offers a queen, and the fifth is set with two single beds - so there`s a comfortable fit for every configuration of your group. Every room includes a TV, air conditioning, and storage for your belongings.

Living spaces
The living room is built for lingering - a leather sofa, two seating chairs, and a 75` TV make it an easy place to wind down after a day out on the island. A dedicated workspace and WiFi keep things connected if you need to check in on work, while ceiling fans keep the room comfortable throughout your stay.

Kitchen & dining
The fully equipped kitchen is ready for anything from a quick breakfast to a proper shared meal. You`ll find a refrigerator, freezer, stove, oven, microwave, dishwasher, and a full range of cooking basics - pots and pans, oil, salt and pepper, dishes, silverware, wine glasses, a blender, toaster, baking sheet, and hot water kettle. A coffee maker and in-home coffee get mornings off to a smooth start. The dining table brings everyone together, and a spice rack adds a little extra to your cooking setup. Please note: beyond what`s listed, no additional cooking supplies are provided (foil, cling wrap, cooking sprays, or other ingredients).

Outdoor & location
Step outside to a backyard with a BBQ grill - a natural gathering spot for warm evenings and al fresco meals. Balboa Island`s walkable streets and waterfront atmosphere put shops, restaurants, and galleries just steps from the front door, with beach access nearby for when the pull of the water wins out.

Amenities & convenience
The home is stocked with essentials - towels, bed linens, extra pillows and blankets, hangers, room-darkening shades, and clothing storage throughout. An in-unit washer and dryer handle longer stays with ease, along with an iron when needed. For families, a Pack `n play/Travel crib is available on request. Safety is covered with a smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit.

Free parking on premises and free street parking keep arrival simple, and self check-in via keypad means you`re in on your own schedule - no handoffs, no waiting. Long-term stays are welcome for guests looking to settle in for a month or more.

Policies & notes
Check in is after 4PM local time, and check out is 11AM. Early check in and late check out may be available for your reservation. There is no extra fee for early check in, or, late check out (If we can accommodate your request, we most certainly will!)
Our homes are keyless entry, we issue a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.
Cleaning is performed at the end of your stay. A mid-week or mid-stay clean can be provided for an additional fee.
We do not recommend shipping directly to the home, we do not have mailbox keys, and there are many different people with access to the home: vendors, housekeeping, Guest Services staff, etc... so we cannot be responsible for packages once delivered.
Our home has noise limit requirements set by the HOA. We do recommend bringing your own Bluetooth speaker to enjoy!

Pet policy
No cats, certain non-shedding hypoallergenic dogs will be considered at an additional fee.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.
