Location , comfortable clean rooms

Location is very good for local amenities and proximity to Poole and its attractions. Good food and excellent staff who were very helpful. Breakfast at £10 is great value.
It is located on a very busy road and there can be a lot of traffic noise coming into the rooms. If you are a light sleeper, like me, then take earplugs and also request a room at the rear of the property. My first night was not great due to the road noise and so I requested to change rooms from a front facing room and this was actioned for the rest of my stay without any question and I was then able to get some sleep!

The location was very convenient, and the property was very clean .
There was a constant noise sounding like coming from an a/c unit perhaps, making it really hard to sleep at night.
