Located in between the bus station and the ancient city - about 7 minutes walk from each. Lovely walk through the incredible Rocca Paolina to get into the city. Be prepared for lots of steps and steep streets but Perugia really makes it worth it! I loved the spacious open plan living room/kitchen and the characterful roof terrace. Kitchen facilities excellent with dishwasher, washing machine and full cooking facilities (only lacking sharp knives which the owner says he will replace). Excellent shower and really comfy bed. Easy to get to Assisi on the train and you can walk or take the escalators to get anywhere in Perugia. I didn't meet the hosts but they were very friendly and responsive in messages.
Not a problem for me but just be aware that the bathroom is accessed through the room with bunk beds so might be a privacy issue if you need to use both bedrooms.

Central location, nice with a roof top terrace. Friendly hosts. Great with a real kitchen and seating area.
No air conditioning, only three weak movable fans to cool an entire three-floor apartment. The ground floor which contained the bathroom and bedrooms smelled of mould and became hot and stuffy. Would not recommend to stay here during the warm months if air conditioning is not installed.
The bathroom also lacked a bin which was odd.
