I had to book one more night kind of urgently. But the owner was super flexible and let me book one more night with a very short notice. Grazie mille Marco :)
The room was spacious.
Electricity went down at night and AC stopped working. But we just had to put the breaker up again. We didn't know the root cause why AC stopped. But it was actually quite simple! So for anyone who'd be staying in the summer season, I'm just leaving this comment here :) because if we knew how to do it beforehand, it'd be not a problem.

Tutto perfetto. E' stato un bellissimo week end. Non vediamo l'ora di tornare.
Il posto è molto bello, un edificio a torre ristrutturato magnificamente nel centro di Tivoli.
La camera era luminosa, ben arredata e pulita, attrezzata con tutto quello che può servire.
Bagno con doccia fantastica!
La cucina a disposizione al piano terra era ben fornita, accogliente e funzionale.
Impagabile il tramonto sulla città di Roma vista dal terrazzo belvedere della struttura!
Abbiamo avuto un'assistenza e una disponibilità da parte del Responsabile della struttura veramente squisita. E' stato molto gentile e accorto. Grazie, grazie.

Location
Very basic accommodation with serious comfort issues.
The place is very simple, with the only positive aspect being its good location in the historic area of the town.
We arrived on December 27, when the outside temperature was around 10°C, and the rooms were extremely cold. We had to turn on the air conditioning for heating, but the rooms only became warm the following day. During the night, the main electrical breaker switched off about ten times, which was very inconvenient and worrying.
The so-called “kitchen” was constantly cold (around 10–12°C). We avoided using the heating there because it caused the electricity to cut off again, and we didn’t want to lose the heat in the bedrooms.
The owner was polite, but unfortunately the apartment was poorly prepared for winter conditions and not properly managed.
