-No parties or events inside or on the property. Violation of this will result in cancellation of your reservation with no refund.
-No smoking, no vaping inside or on patios.
-No pets or ESAs, no exceptions.
-Show respect to the community. Keep the noise level after 10PM at a minimum.
-This is a no shoes house. All shoes must be taken off at entry.
-Leaving the property in a reasonably clean condition, including removal of trash to bins at end of driveway.
-Report any damage from your stay immediately.
-A minimum $300 fee will be charged if house rules are not followed and a claim will be filed with Airbnb.
-If a service technician is called as a result of not following the basic instructions a $500 service fee will be assessed to the guest.

Pros: We thoroughly enjoyed the great location on the river with a beautiful dock, wonderful porches, and plenty of space for everyone to spread out. The house is new and nicely decorated. Cons: The kitchen was stocked with dirty, badly worn pots and pans. This was shocking because everything else in the house is new and also problematic as we were planning to cook all our meals at the house. We did alert the host that only a total of 3 pots and pans were usable but there was no offer to fix it, so we had to go to the local Dollar General to buy a skillet and cookie sheet (Walmart and other larger stores and restaurants are 30 minutes away in Jacksonville). Also, while the online pic of the downstairs kitchenette showed a keurig, there was none. Four bedrooms were a great size and very nice (2 have their own bathrooms, 2 share a jack and jill, and the fifth has a half bath near it). The fifth bedroom was small, not as nicely decorated, and had a rock hard mattress that hurt our son's shoulder. It was also very inconvenient because the doors to the laundry area, when opened, blocked the doors to the fifth bedroom AND the half bath, so that was very awkward (folding bifold doors would have been better). Overall, we would recommend this beautiful house if the kitchen amenities were upgraded and expanded, and the fifth bedroom be made more comfortable for future guests.

Beautiful house in a fantastic location. The house was clean and had everything we needed for our family vacation. The elevator was a great touch for a couple of our elderly family members. Couldn’t have asked for a better experience.

Beautiful place! We enjoyed our stay for my twin and I for our 79th birthday! Our husbands enjoyed dock and caught fish and a few crabs. All released. Debbie was an excellent host. Thanks again! Very clean Family friendly. Elevator was great for my twin and myself. We can’t climb stairs. Would definitely go again
