The Space:

Welcome to your home away from home – a spacious, beautifully appointed townhome designed for family comfort, with room for 12 guests to spread out.



SLEEPING: five bedrooms and four full bathrooms. The master bedroom and Bedrooms 2 and 3 each feature a luxurious king-size bed; Bedrooms 4 and 5 each offer a double bed plus a single bed – flexible options that are perfect for kids and cousins.

LIVING: a fully equipped kitchen with modern appliances (dishwasher included), comfortable living areas for quality time together, and a game room for friendly competition. Air conditioning, heating, free Wi-Fi, linens, towels and a washer and dryer are all included.

OUTDOORS: step out to your own private pool and outdoor seating area – perfect for a refreshing swim and soaking up the Florida sunshine. Pool heating is available for an extra fee (please request at least 48 hours before arrival).

RESORT: guests also enjoy access to the community's communal pool and gym.



LOCATION: Walt Disney World and the water parks are a short drive away, and restaurants, grocery stores and shopping are just minutes from the door.



Guest Access:

The whole townhome is yours to enjoy – private pool and outdoor seating area, game room, fully equipped kitchen, living areas, laundry and all five bedrooms. Registered guests also have access to the resort amenities, including the communal pool and gym (all guest names must be registered before arrival). Free parking is available on the premises and on the street.



The Neighborhood:

Nestled in a welcoming, family-friendly resort community in Clermont, you're perfectly positioned to enjoy the best of Central Florida. The magic of Walt Disney World Resort is just a short drive away, and water-park days at Typhoon Lagoon or Blizzard Beach are easy too.



Hungry? You'll find everything from casual family eateries to fine dining within a short drive, and grocery stores and shopping centers are close by for stocking up on essentials (or a little retail therapy). Quiet, safe and close to everything – it's the ideal base for exploring all that Orlando and the surrounding area have to offer.



Getting Around:

A car is the easiest way to explore, and free parking is right at the townhome and on the street. Orlando International Airport (MCO) is roughly 35–45 minutes by car, and US-192 and I-4 whisk you to Walt Disney World and the other theme parks in no time. Prefer not to drive? Uber and Lyft are readily available throughout the area.



Other Things to Note:

CHECK-IN / CHECK-OUT: Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in or late check-out may be available on request, subject to availability.



AGE REQUIREMENT: Guests must be 21 years or older to make a reservation and must provide matching ID upon request. Failure to provide ID will result in booking cancellation.



GUEST LIST: A complete list of guest names (first and last) is required by 5 PM EST at least 24 hours before arrival. Resort access will be denied if names are not registered.



PARKING: Free parking is available on the premises and on the street.



POOL & SPA HEATER: The SPA is not a hot tub – it is connected to the pool and both are heated by the same system, for an additional fee. The heater can take 24–48 hours to fully heat the water and is turned on once payment is processed, so please request pool heating at least 48 hours before arrival. The pool is heated to 86°F; for health and safety reasons we cannot raise it further. The pool and SPA share the same water temperature (the SPA is a warm-water area without hydromassage jets). Reservations of 2 nights are not eligible for pool-heater refunds. In extreme cold (approx. 32°F–40°F) the heater keeps working but the water may feel colder because of heat loss – in these conditions the water warms only about 20 degrees above the outside temperature. Weather-related conditions are not a heater malfunction and do not qualify for a refund. The private pool is for your exclusive use – please supervise children at all times.



GRILL: Grill rental is available for a separate fee and must be requested before arrival. Propane exchange is not included.



HOUSE RULES: No parties. No pets. No smoking indoors. Please keep noise levels respectful, especially in the evenings. A $10 delivery fee applies; USPS does not deliver to this address and we are not responsible for unattended packages.



AMENITIES: Pack 'n Plays and high chairs are available on request before check-in. Included: fresh linens, 1 bath towel per guest, 1 hand towel per bathroom, bath rugs, hair dryer, and starter supplies (soap, paper goods, 3 trash bags, 1 laundry detergent, 1 dishwasher pod). After the starter supplies, guests restock as needed. Not provided: washcloths, salt/pepper, or open food items. Washer & dryer available.



MAINTENANCE: We're always ready to help with any maintenance need – surprises can happen even after our check-in inspection. Please report issues promptly so we can address them quickly; delays may affect our ability to assist during business hours.
