Desert light filters through the backyard early, casting long shadows across the pool deck before the valley fully wakes. By mid-morning, the private outdoor pool is calling - available all year, open 24 hours, and heatable to 88°F for $50 per day. As the afternoon heat settles in, the private hot tub offers an equally inviting escape, and come evening, the 65` outdoor TV and gas BBQ grill turn the covered patio into the social heart of the stay.

Sleeping arrangements
The home accommodates up to 8 guests across 3 bedrooms and 2 bathrooms. The primary suite features a Queen size bed, a 60` Smart TV, and an en-suite bathroom with dual sinks, a separate walk-in shower, and a soaking tub. Bedroom 2 offers a Queen bed and a 60` Smart TV. Bedroom 3 includes a Queen over twin bunk bed and a 50` Smart TV - a flexible setup well-suited to families or mixed groups. A King air mattress is available upon request for additional sleeping. Bed linens, extra pillows and blankets, towels, essentials, clothing storage with closet and dresser, hangers, and an iron are all provided.

Living space
The living room is built for downtime - a large comfortable sofa, a Smart TV, and central air conditioning keep things easy no matter the temperature outside. A ceiling fan adds to the comfort, and central heating is available for cooler desert nights. When the group is in the mood for friendly competition, the ping pong table is ready.

Kitchen & dining
The fully equipped kitchen supports everything from a quick breakfast to a full group meal. Appliances include a refrigerator, freezer, stove, oven, microwave, drip coffee maker, blender, and toaster. A dishwasher, baking sheet, wine glasses, and barbecue utensils round out the setup. Cooking basics, dishes and silverware are stocked. A dining table seats the group indoors, and coffee is provided to start the morning right. Please note: no mid-stay cleaning is included in the base stay, though a mid-week or mid-stay clean can be arranged for an additional fee.

Workspace & connectivity
High-speed Wifi and an Ethernet connection support remote work at the dedicated workspace, located in a common area of the home. The in-unit washer and dryer add convenience for longer visits, and long-term stays of 28 days or more are welcome.

Outdoor living
The private patio or balcony flows out to a backyard retreat with outdoor furniture, a gas BBQ grill, and a 65` outdoor TV. Free parking garage on premises and free street parking make arrivals straightforward. Self check-in via keypad means you can settle in at your own pace the moment you arrive.

Location
Positioned less than 4 miles from the Empire Polo Fields, the home puts you close to festival season`s epicenter without sacrificing everyday comfort. Old Town La Quinta, the Indian Wells Tennis Garden, and several nearby golf courses are all within easy reach. Highway 111 connects you to local shopping and dining, and Palm Springs is a comfortable drive away.

Pets are welcome - no cats; certain non-shedding hypoallergenic dogs will be considered at an additional fee. Cleaning is performed at the end of your stay.

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!
