1. General Rules

Respect the Property: Please treat our home with the same care and respect you would your own.
No Parties or Events: Our property is not suitable for parties or events. Unauthorized gatherings will result in immediate termination of your stay without a refund.
No Smoking: Smoking of any kind (including cigarettes, cigars, vapes, and e-cigarettes) is strictly prohibited inside and outside the home. All evidence must be disposed of properly off-site.
Quiet Hours: Observed from 10:00 PM to 8:00 AM to respect residential neighbors.
Maximum Occupancy: Up to 6 registered guests. Unauthorized overnight visitors are not permitted.
Check-in / Check-out: Check-in is at 4:00 PM; check-out is at 10:00 AM. Unauthorized late check-outs may incur additional fees.
Security & Energy: Lock all doors/windows when leaving. Please turn off lights and adjust the AC when away from the home.
Trash & Recycling: Place all trash and recycling in the designated exterior bins.

2. Service Animals & Pets

Pets: Pet-friendly! (Please notify the host prior to arrival.
Service Animals: Fully welcomed under Florida law and ADA guidelines. Handlers must maintain control of service animals at all times using a harness and leash. Guests remain responsible for any physical damages beyond normal wear and tear.

3. Florida Climate, Insects & Wildlife

Regular professional pest control is maintained. Keep unscreened doors and windows closed to prevent pests from entering.
Properly store all food in sealed containers and dispose of kitchen waste daily.
Harmless native geckos and anoles are part of the local ecosystem; please do not harm them. Maintain safe distances from all native outdoor wildlife.

4. Extended Stays & Work Crews

Weekly Check-ins: Stays exceeding 7 nights include a brief, scheduled weekly check-in to verify property maintenance.
Extended Stay Cleaning Fee: Stays longer than 7 nights incur an additional $100 cleaning fee for mid-stay/deep cleaning.
Residential Etiquette: Commercial/work equipment and materials may not be stored in the yard or street. Parking is restricted to the private driveway.

5. Rental Agreement

A signed digital rental agreement is required within 48 hours of booking confirmation to finalize your reservation.

6. Weather & Severe Storm Policy

Standard weather conditions (rain, overcast skies) do not qualify for cancellations or refunds. Comprehensive travel insurance is strongly recommended, especially during hurricane season (June 1 – November 30).
Cancellations and refunds adhere strictly to official mandatory evacuation orders or local government-declared states of emergency making the home uninhabitable.

7. Missing or Damaged Items

Guests are responsible for the replacement cost of any missing or damaged inventory, including but not limited to:

Top sheets ($30)
Bottom sheets ($40)
Room spray ($10)
Soap dispensers ($40)

8. Security & Surveillance

Assume all properties maintain exterior security cameras on the front and side entrances for guest safety and property security. Some properties also have cameras in the garage where maintenance equipment is stored. Tampering with, covering, or disabling security cameras will result in a minimum $250 fine plus any associated technician dispatch fees.

Isle of Green maintains exterior security cameras monitoring the front entrance, driveway, and side exterior entryways. No cameras monitor interior private living spaces.
