A Majority of the Retreat is outside, so in rare heat spells & rain, while covered by a big patio, the kitchen, “living room” & dining area is outdoors. The Casita has NO bathroom = 20 foot uncovered walk outside to Master Bathroom. Shoes for unpaved grounds required.

⚠️ Due to unfenced ponds, hot tub & uneven grounds, property is unsuitable for unsupervised kids, pets, or persons with mobility issues or impaired judgment ⚠️

STRICT PROPERTY RULES
Kids under 15 must remain with a responsible adult at ALL times; max 2 kids/adult. ZERO TOLERANCE: Unsupervised kids are a safety emergency & grounds for Host entry and cancellation without refund, where permitted. Kids must sleep with an adult and MAY NOT BE LEFT ALONE ON PROPERTY.

✦ PARTIAL HOME RENTAL. Guests have private use of backyard & 2 separate units
✦ GUEST AREAS are private/not shared. Master Suite shares 1 wall with main home
✦ QUIET HOURS: 10P–8A. Typical dog/car noise; busy street behind property. Privacy fencing throughout
✦ Hosts live onsite in main home & are available to assist
✦ Hosts may enter without notice for emergencies, imminent danger, illegal activity, unsupervised kids, belligerence, or attempted entry into ponds, main home or off-limit areas

✦ LATE CHECKOUT: $50 first hour; $100 each additional hour. Guests may be required to vacate after checkout for incoming guests

• NO unauthorized events or guests. Host approval & all fees required BEFORE entry
• Underage drinking STRICTLY prohibited; Host may verify legal age by ID
• NO alcohol/open containers indoors or near water
• NO glass outside kitchen area
• NO excessive drinking
• NO rowdy, reckless or belligerent behavior
✦ HOT TUB use requires advance approval & payment. Area is OFF-LIMITS otherwise; unauthorized entry/use may result in cancellation without refund
✦ RESPECT NEIGHBORS: Do not enter/loiter near their property, park in front of their homes, stop/load in the street, or aim headlights toward homes
✦ DELIVERIES: Meet drivers outside/on time; avoid front-door delivery & wait behind gate until driver arrives
✦ PONDS are treated, and have strong circulating water preventing any mosquito-breeding. Mosquitoes occur naturally and may increase during hotter weather.
✦ EXTERIOR CAMERAS operate 24/7 for security & compliance; no interior spaces are monitored.
✦ Photo inventory maintained of all items, decor & property.

By booking or entering the property, guests acknowledge and accept property-related risks and assume responsibility for themselves and their party, including children and pets. Booking constitutes acceptance of the Liability Waiver, House Rules, and Short-Term Vacation Rental Agreement, available for review before booking.
