⚠️ Amenity Badges (Important Update for 2026)

Effective January 1, 2026, the Towamensing Trails POA updated its rental program. Eight (8) blue amenity badges with lanyards replace wristbands. These are permanent badges provided for guest use during your stay.

📌 DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned to the property and placed in their designated location at checkout.

🚨 Lost or stolen badge replacement fee: $150.

 

✅ Driveway accommodates max 4 cars (township limit). All vehicle info must be provided. Message us 5 days prior to check-in for changes; last-minute changes not allowed.

✅ Guests have vehicle access to the community trash collection center.

✅ Badges provide access to: 1. 190-acre Lake, 2. Beach, 3. Outdoor Pool (Seasonal), 4. Basketball & Volleyball Courts, 5. Tennis & Pickleball Courts, 6. Playground, 7. Clubhouse with Lounge/Restaurant.

🔴 Kayaks/boats must be rented through the community at guest expense.

🔴 Lake may close without notice if water testing fails.

 

🌟 Day Pass Wristband Policy 🌟

For groups over 8 (max limit 16 guests), up to 8 extra day passes can be purchased at the Boat Rental Office (near clubhouse/lake). Bring rental packet and photo ID. Cost: $10 per person, per day (Cash only). Children under 5 do not need wristbands. Max 8 extra wristbands.

 

Guests are not permitted to have outdoor fires in Towamensing Trails.

 

♨️ Hot Tub Notice

Hot tub is professionally serviced after every reservation. If a previous guest violated usage guidelines, we may drain/clean/refill it before your stay; if so, water may take until the evening of your first night to fully heat back up. Additional hot tub service requested during your stay outside of standard post-checkout service incurs an extra fee billed to the guest.

Rules: Shower with soap before entering; enter/exit slowly via stairs; no jumping/diving; no glass; no alcohol, narcotics, or meds; elderly/pregnant/those with heart disease, diabetes, or high/low blood pressure must consult a doctor; max temperature 104°F; limit soak to 15 mins; children must be supervised; replace spa cover after each use; do not sit/lie on cover.

⚠ Smoking within 25 feet: $850 fine for smoking inside

⚠ Absolutely NO Fireworks: $750 fine

⚠ Illegal dumping along roadways: $300 fine; using trash without pass: $50+ fine

 

❄️ Seasonal & Safety Notices

⚠ Winter Conditions: Walk, drive, and park at your own risk – salt & shovels provided. 4WD or AWD required in winter.

⚠ Lost & Found Shipping Policy: Left-behind items have a $50 handling fee for retrieval/coordination, separate from shipping/delivery costs.

⚠ Trash Disposal: Guests must properly dispose of all trash before checkout ($5 per bag fee if left behind). If compactor is closed on checkout day, take bulk trash to compactor the day before.

⚠ Septic System: Only toilet paper flushed; no feminine products, floss, food, toys, etc.

⚠ Wildlife: Natural setting; do not leave food or trash unattended.

⚠ Security Cameras: 3 exterior cameras (front porch, garage, back porch) monitor outdoor areas only (record video & sound on motion).

⚠ Seasonal Pool: Memorial Day to Labor Day.

💲 Security deposit required for 1-night reservations and non-Airbnb bookings (Airbnb reservations offer optional damage insurance/waiver). One-night Airbnb stays require $100–$200 damage waiver via Resolution Center.
