Guest access
We rent the whole house, so you have access to the entire home! Please note that there is no access to the outdoor shed or any locked maintenance/owners' closets. Guests also have full access to the community amenities at no extra cost. Early check-ins and late check-outs can be accommodated. Please be sure to communicate with us in advance if you need to adjust your arrival or departure times.

Celebrations & Quiet Hours Policy
Our home is located in a quiet, peaceful neighborhood. While we warmly welcome respectful celebrations (such as family birthday dinners, bachelorette weekends, or baby showers), wild, loud, or disruptive parties are strictly prohibited under any circumstances. Neighbors will contact local law enforcement immediately for disruptive noise.

Guest Limits: Group size must not exceed your booked count (10 guests maximum).

Respectful Environment: No loud music at any time. The house must not be used like a club, frat house, or party venue.

Property Care: Guests are expected to prevent property damage and avoid disruptive behavior.

If your trip involves large crowds, loud music, or a house-party environment, please select a different property for your stay.

Community Amenities & Lake Access
Guests have access to the private Towamensing Trails community, located just a 5-minute drive away! Enjoy a 190-acre lake with a sandy beach, lifeguard-protected swimming area, boat/pedal boat rentals (PA fishing license required), volleyball, basketball, tennis courts, a playground, pavilion, game room, and a seasonal outdoor pool (Memorial Day–Labor Day).

Amenity Badges: Up to 8 physical amenity wristbands/badges are provided for your stay. Badges are required to access all community facilities, including the lake, beach, pool, arcade, restaurant, and trash center.

Extra Badges: Children under 5 do not require a badge. If your group requires more than 8 wristbands, additional passes can be purchased at the community office or beach during the summer season for $10 per person, per day.

Important Badge Replacement Fee: The HOA issues badges in limited quantities and charges us directly for missing items. Because lost badges impact future guests, a mandatory $500 fee will be charged for each lost or unreturned badge.

Mandatory Registration & Deadlines
The HOA requires all guests and vehicles to be registered prior to arrival to issue parking passes and amenity access.

Information Required: The primary guest’s mailing address, cell phone number, and the license plate number and state for every vehicle being parked on site.

Registration Deadline: Please submit all vehicle and guest details at least 4 days prior to your arrival date. Registration attempted the day before arrival cannot be guaranteed (the community office is closed on Sundays).

Trash Disposal & Wildlife Guidelines

Protecting Local Wildlife: Our home is surrounded by beautiful woodlands home to deer, turkeys, raccoons, and occasionally shy black bears . To protect the animals and keep the property safe, do not leave food or trash outside or inside vehicles overnight.

Checkout Trash Drop-off: There is no curbside trash pickup in our community. Guests are required by the HOA to take all household trash to the community dumpster station (a 6-minute drive from the house) at checkout.

Checkout Procedure
Before departing, please return all physical amenity badges to their original location and send us a quick photo via the VRBO app showing all badges accounted for.
